There are 32 condo units for sale in Opus Condominiums, the last built condominium building in Daytona Beach Shores, and the last in Daytona area. Developer lost the building in a foreclosure sale. Canadian investors grabbed it and are now selling units as bulk seller, not as a successor developer. Besides semantics, this could mean that if new owners will find construction defects, there will be no developer to sue for damages. There are always construction defects and the only question is how serious they are, and how much money it would cost to fix. Developers of Opus Condominiums (at that time it was Islamorada Condominiums) are known for cutting corners, and some kind of problems can be expected. Daytona area has 23 miles of the Beach. The longest shoreline is in Daytona Beach Shores. Being so much smaller than its neighbor Daytona Beach, Daytona Beach Shores “picked” the best place on the beachside. I do not have buyers this weekend, but I have two showings of our listing in Towers Grande in Daytona Beach Shores. We actually have more showings but others have lockboxes, but Towers Grande,  like many other condos, do not allow lock boxes. Plus the managers are not there on weekends and getting into the building is not easy on weekends unless you have the Master key. This is a short sale, and we are in a rush to beat the foreclosure. Imagine a man or a woman buying a plane ticket. S/he goes on the net and searches for the best deal. S/he finally finds one. It is an exceptional price, so s/he is thrilled. Small problem, however. The seat is not by the window, and s/he would like it by the window. Is there anything by the window? Yep, but $200 more. What if s/he waits? Well, the seats are going fast, and the deal might be gone. S/he still decides to wait until there will be a seat for the same money but by the window. I posted yesterday Oceans Four Condominium in Daytona Beach Shores. It is a general blog post about the building and the amenities. Today we will look at sales in Oceans Four condominiums in Daytona Beach Shores. There are currently only 4 units for sale in Oceans Four. Two 2 bdr/2 bath units, one 3bdr/2 baths unit and one unit which consists of two 2 bdr/2 bath units, a rather unique situation.   4 units for sale is an interesting sign. In stable (healthy) market we usually have 7% of total number of units for sale. So, with 115 units in Oceans Four we should see 8 units for sale. It is easy to discount it as a fluke, but it isn't. We recently listed a short sale in Towers Grande in Daytona Beach Shores. 3 bedroom/3 baths direct oceanfront condo in a 7-year old building. It was a rare case, where the Buyer needed financing. The buyer had excellent credit, sufficient funds for down payment available, should have been no problem. And while we concentrated on obtaining the approval of the Short Sale, and worked with a local law firm Johnson & Johnson Attorneys & Counselors at Law, we kept track of the Buyer's progress. Eve of the Independece Day. Days are the longest now, but the transition from light to dark is rather quick in Florida, and it is not unusual that I get to the beach when the sun is still there and come back when it is dark. Sunday before the Independence Day was a busy day on the Beach, and even when it got dark there were people watching the sporadic fire crackers going in the sky, enjoying the weather, the beach, and the ocean.   The colors are beautiful, and even though it was already dark, I decided to grab the camera from the car and return to the beach and take some photos. My best shots are those that I have no taken. When I do not have my camera with me, that's when the best photo ops are happening. Yesterday it looked gloomy, but there was no rain, and I figured that there was no reason to take a camera with me. My nearly 11-yo grandson is with us this week. We took a short drive to the closest park a half mile from us, and when I got out of a car, I saw that the ocean was just beautiful. The water was the color of steel and there was no horizon, the sun popped from heavy clouds with just a few minutes before sinking into the horizon and cast its light onto the sand... But the camera was at home. We jumped back into the car, drove back, grabbed the camera, came back and in about 10 minutes later I had a camera in my hand and I was standing right there.....

On Monday we had closing for unit 1201 in Oceans Six in Daytona Beach Shores. It was another deal that came from the buyer, who found me on Active Rain. Actually, not from the Buyer, but from his parents. Isn't it the sign of changing times? I am used to children calling and searching for their parents, but just this past June we had two closings like that, both initiated from the blogs on Active Rain, both where parents did all the «looking». We waited more than 30 days to close even though it was a cash deal as the Buyer had to travel a lot overseas, and scheduling was tight. It was getting dark in the middle of this Sunday... Clouds were getting heavier and rain was just minutes away. I was to meet a client at the airport and take him to see the condo unit in Oceans Six in Daytona beach Shores, that he bought, but has not yet seen. Of course, I wanted him to like it, and I hoped the rain will be over by the time we get to the unit. It worked perfectly. the sun came out, and made everything so nice. Today in the morning I received a call that a sale of a 2 bdr/2 baths new condo in DiMucci Twin Towers in Daytona Beach Shores  closed. It was an excellent deal for a 1,643 sq. ft. direct oceanfront unit on the 12th floor for $252,500. It was, actually, a wow deal. For me it was a special closing in many respects. First, it was a referral from a mom and dad, who looked at some properties in our area 3-4 years ago, but later did not buy in Daytona, and bought a house in Orlando. But when their other son started looking for a vacation condo on the ocean, they called me and introduced me to their son and daughter-in-law. I think it was 2003, when I learned about Ocean Villas Condominium in Daytona Beach Shores. Market was on the rise, developers from South Florida, squeezed by a ferocious competition and high prices in the Miami – Fort Lauderdale area, gobbled oceanfront land, which was crazy expensive by Daytona standards, and was dirt cheap by South Florida standard. The beauty of summer is that days are long, and even if you are late in the office, you still have all the time to enjoy the ocean and the beach. I live in Daytona Beach Shores, less than 10-minute drive from my office, and this is a rare time when I am on the beach every evening. I usually only have my I-Phone with me, and every time I regret that I do not have my Canon Mark II, as the  changing beauty is overwhelming, and you always have the feeling that  you will never see it like that… which is true, as each moment is unique. In June days stay long and the sun is lazy to roll into the Intracoastal, and moves slowly, hiding behind marshmallow clouds, firing up the edges. White clouds up in the sky that are no longer basking in the sun become darker and grayer, and those lucky ones to be in the way, turn pink. The wind is high and the clouds move fast getting darker and heavier. They are promising rain, though this is yet just a whisper... Street lights are still not on, and headlights of cars are like a myriad of bright bulbs on dark asphalt. Cars are long gone off the beach, but there are still people, catching the breeze. The  ocean brought seaweed, unusual for us, and the air is filled with the poignant aroma of iodine, and the ocean...   Days are longer in June... Life is longer in June...
