Hawaiian Inn2301 S Atlantic Ave.Daytona Beach Shores, FL 32118 Here's the  update on Hawaiian Inn, old but very popular condo-hotel in Daytona Beach Shores. The Property is undergoing the major renovation. This is the biggest job (and, accordingly, assessment), that you get when you are on the ocean. It involves concrete restoration, when the concrete on the balconies and on the walkways of the properties with outside corridor system is replaced. They jack hammer it, then cut of the rusted metal bars (and for that they have to go inside 18'), so this is an expensive work and it is paid through the Special Assessment. The appetite for new luxury condos at The World's Most Famous Beach is still there. Who wouldn't want a deal on oceanfront new condominiums at reduced prices? I have talked to dozens of high end buyers recently because they know value when they see it. Motivated sellers have driven prices down as well as the availability of a (very) few beachside REO's and short sales. I wrote several times about Oceanside Inn. My fascination with this condo-hotel stems from the fact that it is the least expensive of the best condo-hotels, has solid good management, which bought the commercial space - the first floor - from the developer, and therefore has vested interest in the property and long term goals. For a few yearsI thought that the stars really alligned for this to happen. Well, like it often happens in life, nothing is forever. The weakness that I failed to notice (I actually did not even know about it) was that the Board of Directors consisted only of 3 people. Of course, condo-hotels, where people often live out of state present difficulty to run. I live in Ponce Inlet, which is the southernmost tip of the Peninsula, and go to our office in the heart of Daytona Beach, and on 9.5-mile stretch between these two points is Daytona Beach Shores - the city with the logest shore line of all 7 municipalites comprising the Daytona Beach area. The last condominium closed just a few months ago, so there is not really any point in resale statistics. But the list of available units for sale is very impressive. Do not be surprised to find out that some sellers are losing money on these deals, but this is exactly why these are considered good deals. Hawaiian Inn Resort. 2301 S. Atlantic Ave., Daytona Beach Shores I checked the prices in Hawaiian Inn and decided to show them to you. When you look at $48,888 (and this is not a city view unit), you know that something is definitely not right here. These are prices of 2000-2001, not 2008, even though we tend to think that the prices can't be any lower than they are. So, it is either owners are plain crazy, or there is something we do not know  yet. Smart thinking. This is the classic sign of a big assessment looming, actually already announced. Condo buyers fall into two groups: those who lived in the condo before and those who haven't. And though people who have experience living in a condo and in high-rise buildings often forget that when they are buying a condominium, this is always more then just their unit. It's time for some R&R and so here we are - including my dog Katie - at the Shores hotel in Daytona Beach. When I booked it, I truly couldn't believe I had managed to find a hotel of this standard which was pleased to welcome my dog! But they do and it's wonderful Today Katie saw the ocean for the first time and it really was like bringing your kid to Disney for the first time! She was so excited and ran into the water and started swimming before I was even aware of it. Considering she had major surgery this year, I was really pleased to see how well she did.
