The agent called me at 9:30 in the evening on Sunday, just couple of hours ago. She apologized for calling so late, but she said she desperately needed the exact Association Dues figure for the property that her buyer has under contract with my Seller. OK, I have my laptop with me, so it is not a problem. I gave her the amount. She called back in 5 minutes and asked for the exact amount of taxes. A few weeks ago all owners in Oceanside Inn, a premium condo-hotel in Daytona Beach Shores, have received a letter that the Association was very excited to announce that they have decided to replace the second level of the garage at a tune of $250,000. This was not the best news for the owners, I guess they were less than excited, but Special Assessments are part of condo-hotel and condo living, and there is nothing really unusual in having them time to time. We were walking on the beach in Daytona Beach Shores yesterday, which is what we always do on weekends and, maybe, a couple of times during the week. It was getting late, and we were coming back to the park, where we parked our car, when I noticed that everybody were taking photos with there phones and cameras pointing to the ocean. The sun was no longer up, so I could not understand what was there that they were taking photos of. I turned and there was a huge moon rising from the ocean. Guilty as charged. Yes, on average I drive less than 100 miles a week. I read Michael Thornton’s post (not so) Speechless Sundae ~ 5.6.12... and then I read comments and I thought that this was not my case. Michael wrote about his new 4-wheel toy – Chevy Volt, and mentioned that he drove 500 miles in one week. The comments are filled with more surprise (and envy) to this fact rather than phenomenal Chevy Volt’s fuel economy. Maybe it is a great car, but it is not for me, a condo dweller. I wouldn’t be able to charge it in a condo garage. So, I am using a less than impressive (in terms of fuel) Mercedes. But I don’t think it costs me a lot, as I don’t even drive 500 miles a week. A local investor owns several units in Daytona Beach Shores. We know that he loves Salida Del Sol condo building, has a unit there. Nice building, completed in 2006. Good location south of Dunlawton Ave on A1A. 43 three-bedroom units. Good size, breathtaking views. We called him about a unit there in $200s. He laughed at us saying that there was another unit, that went to foreclosure, and the Lender got it back. He said he would wait till it pops back as REO and would buy it for $190K. We doubt that it will be at $190K, as the prices do not support this cheerful assessment, but he is confident, so no deal until this unit pops back on the market for $190K. But customers are always right, even when they are dead wrong, so we wait. And unit 1001 in Salida Del Sol pops on the market yesterd...

I wrote about Oceans Grand in Daytona Beach Shores about a month ago. At that time the lowest price for a 2 bedr/2 baths condo with den was $199,000 and I thought that this was probably the last time we saw anything in Oceans Grand for less than $200K. It was snatched right away, but there is another $199,990 there, and after a unit for $260K went under contract in just couple of days, and we were late even to show it, it is surprising to say the least. It is interesting to see the changes in just one month. I made this about 2 bdr/2 baths only because out of 9 units for sale there 8 are 2-bedroom units. Only one 3-bedroom. Pirates Cove. Daytona Beach Shores Condo-Hotel This 164-room resort in Daytona Beach Shores is the farthest condo-hotel, about 6 miles south of Main Street. Easy access form I-95 via Dunlawton Avenue Bridge. Pirates Cove was built in 1973. It has completed a major concrete restoration several years ago and a lot of money in special assessment has been paid, and for the next several decades they should be safe. Actually this was the most expensive renovation for a condo-hotel in the area. The city is now limiting the height to 120’, and, of course, they are proud with this far from wise decision. But who said that government is supposed to be wise? There are 189 units in 21-story Oceans Grand (no 13th floor). It is a triangular building with rounded corners. Each corner is a three-bedroom unit. 3rd floor and up has 7 two-bedroom / 2 baths units plus den, and 3 corner Three Bedroom/three baths units. First and second floor has only 3 units each.
