Pendleton Club Condominium is a riverfront (Intracoastal) condominium building. One of the first condos not only in Daytona Beach, but also in Florida. Even though it was built in 1963, it is still one of the best-built condominiums in the area. Very sturdy, inside corridor system, doorman, one door is to your unit, and the other door from the corridor to your kitchen is for groceries…I am sure in the 60s this was the most luxurious building in the area. Excellent grounds. Large pool, could be heated but the owners choose not to heat in winter as nobody use it, and the cost of heating is substantial.There is a concrete walkway along the river on the property, benches… Mature trees crate shade over BBQ area. It is evening, and my phone rings. This is from the agent, but she is speaking very fast, and I miss the name. She is asking me whether her customers have called me about Pendleton Condominiums in Daytona Beach. - No, but why? Well, her customers put an offer on a one-bedroom condo in Pendleton Condominium. Then they stumbled on my blog about Pendleton Condominium, where I wrote that my happy clients have closed on a 2 bedr/2 baths unit for $60K. And their offer for a one-bedr unit was over $70K (she mentioned the price, but it didn’t register and all I remember is that it was over $70K). This couple from New Jersey called me and said they were looking for a condo in the area. What I did not understand was that they were leaving next day, and they seriously expected to find something they like. They have attempted to buy a condo in Daytona in their previous visit, but something did not work there. They did not want to elaborate, and I was not pushing. They had pretty poor knowledge of the Beachside, and all I knew was that they were looking for a second/vacation property and that their ceiling was about $150K. To my surprise, I noticed that nobody have posted about The Pendleton Condominium in Daytona Beach yet. And it deserves mentioning, so, I am correcting it here... The Pendleton Condominium (in condo docs - Pendleton Club) is one of the oldest condo buildings in Daytona Beach. It was built in 1963. Somebody may cringe and want to click away, but don't rush. This is one of the best built condo buildings in the whole Volusia county. It is sturdy enough to handle the strongest Cat 5 Hurricane (which, luckily, we never had). It was built using poured in place concrete method. And it is the only building (at least as far as I know) in Daytona Beach Area, that has a bombshell.
