I am posting about Plaza quite regularly. This one is about the inventory, sales, and some fascination with predictions. Active units There are 13 units for sale in The Plaza Resort & Spa. The lowest priced ocean view unit is $45,900. There is another unit for sale for a bit less than $50K making a total of 2 units under $50K. 6 units between $50K and $60K. Then there are 3 units in the $60s, one for $75K and one for $99,900. If you are trying to make sense of these numbers, figuring that the unit for $99,900 is somehow better than less expensive units, don’t. There is no rhythm or reason for that. Let’s say the lowest priced city view unit is $50K, and the unit for $45,900, which is ocean view, should have more value… First direct oceanfront unit is for sale for $69,900 and a unit for...

The Plaza Resort & Spa I have wanted to attend a meeting at The Plaza Resort & Spa for years now, but it somehow did not happen until very recently. It was an annual meeting, and you can read about the election here. Here I would like to pay attention to things happening in The Plaza Resort & Spa, changes that we soon would see in Plaza. Plaza suffered a serious blow from hurricane Matthew in October 2016. 12 and 14th floor of the tower got a lot of water damage and were out of commission for several months. The front of the resort lost quite a lot, making the service elevator shaft naked. Just very recently the tower was completed. I do not know whether it were hurricanes, or it was a coincidence, but the resort did a serious concrete restoration job replacing Spaulding oceanfront bal...

But I wanted to see and hear the Board members, the management of the resort.Plaza has suffered a serious damage from hurricane Matthew in October 2016. 12th and 14th floor got a lot of water damage and were out of rentals for many months. Plaza Elections I was very curious about the Plaza elections, as 100 condo units out of 323 units are in the hands of the lender, that got the property from the developer in a bankruptcy case. The lender now owns 100 condo units besides the commercial space and the operation of the resort.There are two associations, and the Master Association controls the commercial space, the Front Desk, and the operation, and it is run entirely by Lender’s representatives.Then there is the Plaza Resort & Spa Condo Owners Association. Plaza Resort & Spa 1st Quarter Market Report Inventory30 condo-hotel units for sale as of April 2, 2017. Starting price $34,900 for a city view studio to $89,500 for an ocean view studio. Actually, there are direct oceanfront studios for less than $89,500.There are 8 direct oceanfront condo-hotel studios for sale. Lowest priced studio (308) is $59,900. Then there are 5 direct oceanfront studios from $62,000 to $69,000, and then two more  in the $80s.If you are looking for a logic n pricing, there is none. For example there is a direct oceanfront unit with a balcony for $65K, and then there is a city view unit without a balcony for $69K.Prices reflect the urge for owners to sell. A few days ago I posted on my blog about Plaza Resort & Spa in Daytona Beach. In this post I look at what is for sale in this condo-hotel now, compare it to what was sold in 2016 and 2015, and ponder on the possible scenarious for the immediate future of our condo-hotel market in general and the market at The Plaza Resort & Spa in particular.Even when it seems like a very slow moving market, it is still moving and the changes are noticeable, though not as pronounced as we would like.
