Sounds extreme right?  Think again... Scenerio 1 Just imagine if you were a tenant trying to get into your home on Christmas Eve..gated community and all of a sudden you can't get into your house..neither can your room mates.  Imagine the stress a mother feels..when her son is so far away..she does her part and calls all her connections he and his room mates gets back in and before you know it..they find out...No tenants allowed..they had a lease and now..there is an eviction notice..on the door but not before the landlord fabricates a story...a story to the HOA..and the tenants don't want to take part nor does the mother...  Now the landlord is upset because it could have worked if only the tenants had gone along with the story and now without a choice the landlord must evict these you...

  In High School I was the President of the Future Business Leaders of America, and yes I've been on a few committee's at our local board of REALTORS but this year is really exciting to me... I've been named..... Chairperson of our Education Committee for 2009! I got a good laugh this morning. Checking out a listing in a high end subdivision. The listing brokerage has specialized in high end listings for many years. Guess sales are getting lean. Out of NOWHERE, their web site claims they are "The area's only brokerage specializing in REO properties." They have fewer total listings than we have REOs. We have 120 REOs and 39 in the pre-list and they have about 6 total listings and only about 2 are REO. Is this fake it 'til you make it or just flat out lying? Anybody else out there seeing all these "specialists" and "experts" popping up? If they are experts, I am Supreme Commander of the REO Universe :-) Buyers beware. Sellers beware. By virtue of having my office in the Condo-Hotel, I am involved in them more than I would like it. There are advantages of having the office in the condo-hotel and disadvantages. Advantage is that you are on the ocean. You can walk out of your office and enjoy the breeze, give rest to your eyes, just take a break and recoup. Of course, I do not do any of that, but isn't it this way in life: we are dying to have something, and then never use it. Knowing that I can go there any time, that;s what important. Today was the last day of 32nd Greek Festival in Daytona Beach. It took place in St. Demetrios Church. These festivals became tradition over the years, and this 4-day event attracts a lot of people, and not only Greek. The parking lot was full, but having lived in the next building for 3 years, I knew how to fool the system, and parked just 100 yards from the church. There is a bit of history going with this place. The 3-level house, that was where the church stands today, belonged to Mr. Olds, yes, the auto man behind Oldsmobiles. Condo-Hotel Market is very strange. Presently there are 293 units for sale in Daytona Beach. This number fluctuates from 292 to 308, so it is pretty stable for the last 10 months, when it dropped from over 350. however the prices are surprising. Not that much that you can see starting prices from $39,750, which is reminiscent of 2002-2003, it is the price fall in certain properties that was not expected. take Hawaiian Inn. Traditionally a very popular family oriented condo-hotel in Daytona Beach Shores, cnverted at the very end of the 90s with prices from the developer from mid $40s, and now you can buy the units there starting from $39,900. Small unit, no balcony, but this is direct oceanfront unit. And you can buy a unit with the balcony for $49,900. Guys, this is asking price in Hawa...

Today was the last day of Early Voting, and we decided to try to cast out vote earlier, so that we would not be worrying about it on November 4, and we also expect much longer lines on November 4. The voting is form 7 AM to 7 PM. i was working in the office, and my wife picked me a bit too late, and we showed up at the City Island Library - the early voting place - at 6:40 PM. There was a long line, but we were told that it was moving fast, so we joined the voting crowd. The line was moving, but it was a long line, and we finally cast out votes and walked out of the Library 5 minutes past past 9 PM. I can;t believe I stood so long in line. I have just reviewed the monthly statistics for our area from the Daytona Beach Area Association of Realtors Multiple Listing Service and I thought you'd like to know the current activity from October 1, 2008 to October 31, 2008. There are currently 6015 active residential listings. There are 3557 listed houses as of today and 129 houses have sold between October 1, 2008 and October 31, 2008.
