One more victim of the recent real estate crunch.  A $20 million plan to create new hotel rooms and retail shops on Swinton Avenue in Downtown Delray Beach has gone bust (read the article here).  This is not a good sign for my city.  This deal would have created many jobs for Delray Beach.  This deal falling through shows how much the real estate markets can effect the entire economy. We need to do something to kick start the market.  Everybody needs to vote yes for the property tax relief proposal on the Jan. 29 Florida presidential primary ballot to allow Florida homeowners to keep their homestead exemptions and tax savings when they move to a new house.  This will not only help people who want to move, but by stimulating the real estate market it will also help bring back the lost co...

Don't miss the annual lighting of the famous 100 ft. Delray Beach Christmas Tree! The tree lighting ceremony is Thursday, November 29th beginning at 5 PM.  Santa arrives & the tree lighting are both at 5:30 PM.  The tree & it's surrounding decorations & entertainment have always been a community effort.  This year, however, it takes on new meaning as over 1,100 7th & 8th grade students helped with the monumental task of building the tree & other decorating preparations.  My son, an eighth grader at Trinity Lutheran School in Delray, took part in this last Tuesday.  Our family always visits the tree, ice skating rink & generally enjoys the downtown area all through the holidays - but I can tell you this year is much more meaningful to him!  He can't wait to see the tree that "he built".  ...

Last night, I, along with Hubby and friends, went to Old Calypso Waterfront Restaurant in Delray Beach for the first time.  We enjoyed Drinks, great Appetizers, and a fabulous Dinner.  I chose the Calypso Coconut Shrimp and thinking about them is making me hungry right now. Old Calypso also features Live Music and we were serenaded throughout Dinner by the beautiful Vocals and Instruments of Fuzion, a Duo (Lisa and Roger) who sing and play Soca, R&B, Reggae, Contemporary Hits, Classics, and more.  Fuzion is available to perform at your Business location, home, Weddings, and other events.  They can be reached at fuzionband@gmail.comAlthough the Food and Music were great, the Ambiance is really the very best part of Old Calypso.  Waterfront Dining is available and the indoor lighting is w...

One of the best nights of fun in downtown Delray Beach is the Art and Jazz on the Avenue.  It's a night of food, music and art on Atlantic Avenue.  One of my all time favorite watering holes is Elwood's Dixie Bar B Que.  It's a great place to sit outdoors and listen to live music, drink a beer and run into old friends or mingle with new friends.  Don't miss the last Art and Jazz on the Avenue on Thursday night, November 29th.  Visit Homes of South Florida

Well so far so good!!  The house and the senate agreed on a tax relief package and it will be on the ballot in January.  The next step is to make sure all voters understand it and vote YES for the tax relief.  Listed below are some of the benefits that the tax relief will provide Florida Homeowners.Portability:Homeowners can now sell their homes, buy new ones, and take "Save Our Homes" tax savings they have earned over the years with them to their new home.Homestead Exemption: Homeowners will now have an exemption of $50,000 on their homestead as opposed to the current $25,000.  This is not applicable to school taxes. Homestead Assessment Limit: To remain the same at 3%Non-Homestead Assessment Cap:This will limit the annual change in assessments on non-homestead real property to 10% ann...

Most everyone knows that South Florida is a buyer's market.  If you are looking for a really "Great Deal", then searching for a pre-foreclosure or short sale is definitely one way to find it.  Delray Beach happens to be one of my favorite places in South Florida, so I am always on the look out for a good pre-foreclosure.  I work with several investors and most of them prefer to invest in townhomes.  One of my favorite townhomes for the money is Kokomo Key Townhomes.  Kokomo Key is an intracoastal community with approximately 116 3 bed and 2 bed townhomes.  There are currently 2 townhomes which are in pre-foreclosure.  This presents an opportunity for a win-win situation for both the buyer and seller.  The buyer may be able to purchase the property for well below market value and the sel...

Delray Beach, also know as, The Village By The Sea, is conveniently located between Fort Lauderdale and West Palm Beach.  When I first moved to Delray Beach 10 years ago, it was a small, but growing city.   There are positives and negatives to a growing city.  The positive is, businesses are booming, plenty of entertainment, schools are improved, and property has appreciated very nicely. The negative is, home prices have gone up so much that it is difficult for a first time homebuyer to purchase a home.  Lavers Delray Racquet Club in East Delray has remained one of the few condos still affordable for the average first time homebuyer.  The location is perfect.  It is only one mile to the beach, one mile to Downtown Delray Beach, and only 20 minutes to two international airports.Prices in...

I have been a ten year resident of Delray Beach and have seen the city grow very quickly in the short time I have been here.  This can be both good and bad for a city.  The good part is obvious.  The city is bustling with new businesses, restaurants, bars, art galleries, etc.  There are always street festivals, such as Jazz on the Avenue and The Garlic Festival to bring people and business to the city. The one downside to a growing city is the cost of housing.  As most people know, there has been a sharp rise in the price of homes in Delray Beach.  This has made it that much more difficult to afford a home here.  Many people want to live in Delray but just can't afford the mortgage with the taxes and insurance on top of it.This brings us to an alternative, and that alternative is buying...

When people come to Delray Beach their destination is usually Downtown Delray Beach, also known as "The Avenue". When you are on the Avenue you will find several nice bars, clubs, and some outstanding restaurants.  One of my favorites is without a doubt, Taverna Eros.  Taverna Eros is a combination Greek Restaurant and Bar. Their dinner menu is excellent and the prices are very reasonable.  I had never eaten at a Greek restaurant before, so I figured it was time to give it a try.  My friends and I arrived around 8pm and fortunately were able to get a table.   I had no idea what to order, but fortunately Kurt Lehmann, the restaurant manager, came to our table and recommended an appetizer and entree for me.  After eating this delicious dinner, I have to recommend it to anyone that goes to...

We all know that foreclosures are on the rise and several lenders have gone out of business.  This sounds bad for the real estate industry, but as the old saying goes....when you're given a lemon make lemonade. The large number of foreclosures has created a wonderful opportunity for investors and people just looking for a good deal on a home.  Lenders do not want to own property.  The cost of foreclosing on a home is many times far greater than selling it for less than what is owed on it.  When the owner of a property is upside down (owes more that the property is worth), they often cannot even afford to sell it.  They are forced to let the bank take the property from them in foreclosure.  A knowledgeable realtor can negotiate with the lender and have them allow the owner to sell the pr...
