4 Factors That Influence Your Home's Value Getting ready to sell your Destin Florida area home in 2005? If so, learning more about how home value is calculated can be beneficial. Let's examine four factors that help us pick a price. 1) Location of the home-- in a vacation market, "near the beach" can mean many things. Is the building parked next to the water, or would a normal person need a sports drink and Red Bull to walk back to the unit?  For single family homes, units on the Main Street may not fetch the same as one on a cul de sac. 2) Your home's features-- Properties with popular upgrades command more than one lacking such items. And what constitutes an upgraded feature can evolve over time (remember when popcorn ceilings were proudly advertised). 3) Condition of the home-- in ge...

Sometimes Buying Real Estate Is The Wrong AnswerConsidering a home purchase around Destin Florida in 2025? If so, I would love to help you find the right home and guide you to the closing table. Over the last 17 years of practice, I have identified a few scenarios where purchases real estate (or much of anything really) should be put on pause. Let's take a look. 1) If money is tight--Sure most of us need to live on a budget. But if credit cards are what allows you to eat the fourth week of each month now is not the time to buy. Get that credit card debt under control first! 2) When your partner HATES the home-- Wanting a stress filled awkward closing? Go ahead and "force" your partner into signing on something he/she would have passed on. 3) If your job status is uncertain--I once (in a...

4 Fun Things To Do In Destin Florida During WinterConsidering a trip to Destin Florida before the heat arrives? Or perhaps you have a baseball tournament and need some ideas for side excursions. Let's take a look at four fun options!1) Go fishing--Nothing beats a red snapper trip in mid summer. But what if life brings you to Destin in February? Don't worry the local charter fleet knows how to put you on something that tastes great and puts up a fight. The best part? No summer heat or humidity! 2) Enjoy a local restaurant (or three)--During the peak season local restaurants can have a substantial wait. Outside of those core months things flow more smoothly. I can't think of an instance in 2025 where we have had more than a five minute, let's get your table ready delay. Even better news o...

Destin Florida Real Estate-Why Some Offers FailGetting ready to buy a home around Destin Florida this year? Want to secure the property without paying too much? Let's take a look at some common reason offers become the "bridesmaid" but never the "bride". 1) The buyer failing to have his/her financial ducks in a row--As a listing agent nothing is more frustrating than reviewing an offer with no proof of funds or lender letter. If I had a penny for every time an agent told me not to worry, this dude drives a BMW.  Only to find out the "buyer" couldn't finance an oil change. Apparently he was wanting to arrive in bankruptcy court in style! 2) Using real estate customs from your home market-- "Why here in Central Louisiana we NEVER do a deposit more than 500 bucks." Try that in the luxury c...

Destin Florida Real Estate-The Importance Of Title WorkIn my second home/vacation market many of the transactions are cash. A buyer lead here in Destin Florida  brought up a question I get a couple of times each year. "Since I am paying cash, why should I have title work ordered"? For those of us in the field this may seem basic, but for the sake of the buying public let's look at three areas title work examines...1) The Buyer-- The Title examination will also include a review of the potential buyer. Does he/she have any outstanding liens/judgements or back child support? If the buyer is getting a loan, any of these could be a deal breaker. For cash buyers I have seen title companies have the buyer sign hold harmless agreements when something came up. 2) The Seller-- Oh I could write a ...

Destin Florida Real Estate-Getting The Most From Your Home InspectionOnce the offer on your Destin Florida area home has been accepted by the seller the buyer normally enters an inspection period (the time range and terms are all negotiable). Let's  learn how to get the most  out of your home inspection.1) Don't wait until the last minute-- In real estate time is of the essence. Literally the day the contract is accepted is the time to secure an inspector. Some of these guys and gals are book (especially in the spring/summer). Time needs to be allowed to bring in system experts (electricians, plumbers, HVAC). As you can see even a 14 day inspection window can pass in a hurry. 2) Attend if possible-- Especially if this is your first home purchase. Should I stay for the whole thing? Typic...

Destin Florida Real Estate- Should I wait For Rates To Go DownConsidering a second home or vacation property around Destin, Florida? One of the questions we get these days centers on interest rates. "Should I wait for rates to go back down prior to committing?" That's a terrific question, let's take a closer look.1) None of us have a crystal ball-- Interest rate predictions tend to be as accurate as a fishing forecast. There are too many variables to pronounce with any certainty what the rates will land on.2) Rates are unlikely to EVER hit 2021 levels-- Rates in those days was an attempt by government to restart a Covid-hit world economy. For point of reference the average rate over the last 50 years had been in the 7's. 3) Waiting can cost you rental income-- Imagine a buyer who hit pa...

Things To Look For In A Destin Florida Investment CondoIs 2025 the year for you to invest in your first Destin Florida area rental condo. If so, let's take a look at key points to consider. 1) What sort of rentals are allowed by the association-- Not all Destin condos have the same rules. It's up to each governing board to decide. Some are owner/long term renters only (think 6 months-1year), others will allow for nightly rentals. 2) Get both a rental track record AND at least two rental estimates-- Due to variation in owner personal use and quality (or lack of) rental company actual money collected can and will vary. That's why it's important to have 2-3 other companies provide projections. 3) Are there any pending assessments-- From time to time the building will have maintenance needs...

What Makes Destin Florida A Great Place To Call HomeSearching for a place to hang your hat for the next twenty years? Or perhaps you simply want to invest in real estate outside of your primary market. Let's take a look at what makes Destin Florida special. 1) That clear water-- It's not called the Emerald Coast as a marketing ploy. How clear is the water? As Yogi Berra might say you can see "all the way to the bottom." Frankly a tourist would need a passport to see prettier H2O. 2) A variety of housing styles--Like single family homes? Great. How about a high rise condo tower with 24 hour service? We have that too, and everything in-between. It's not uncommon for folks to buy one style, live in it for a few years then buy something else. 3) Year Around Activities-- Yes it snowed in Des...

3 Reasons Buyers Hesitate To Purchase In Destin Florida As a local real estate agent in Destin Florida (my office is a stone's throw from the harbor), I speak with people interested in buying or selling on a daily basis. Like most things in life, we hear the same handful of objections. My time as an Emerald Coast resident puts me in a position to answer these concerns. Let's look at the big three...1) It's too hot in Florida-- Believe it or not, two of our largest feeder markets are Wisconsin and Minnesota. Many will come during "snowbird season" to escape the northern winter. Some birds then decide not to fly north after. Does it get hot in Florida? You bet, July, August, and half of September can get toasty. But, everywhere is air-conditioned. Outdoor activities shift to 5am-9am and l...

Need to get every dollar possible, yet don't want the home to linger on the market longer than the Wicked Movie? Let's take a closer look at the market and learn more about my professional approach to home sales. Will 2025 Be A Good Year To Sell Real Estate Around Destin Florida Given the economic and political environment predicting anything can be a fools errand. But, the recent past can provide an indication of the near future. Currently (January 2025) there are 692 homes for sale in Destin Florida. Within this range buyers can select from condos, townhouses, and single family homes. Got the urge to build? There are even some vacant lots. Did anything sell in 2024? Destin Florida Snow Storm January 2025 Just before loading the wagon (Jeep) and moving to Destin Florida, I made one last stop at Goodwill. In the donation bin went a lifetime of coats, sweaters, and most of my long sleeve shirts. After all, I won't need this in a tropical paradise, right???Like any productive real estate agent, I worked until the very last minute. As in snow  started showing up on the local weather radar. Time to go home, but first a quick stop for gas and groceries! Inside the grocery store looked like a Jimmy Buffett tribute festival. This had to be the greatest concentration of folks in flip flops purchasing snow supplies. Apparently alcohol and fishing magazines were the trophies of the day. I managed to buy everything that needed cooking or some sort of electronic...

Before You Give Up On Selling Your Destin HomeHas finding a buyer for your Destin Florida home been more of a challenge than anticipated? Perhaps you tried For Sale By Owner and got tired of the potential buyers ghosting you? Or maybe the agent you hired turned out to be less than an ideal fit. Either way you a have a choice to make 1) take the home of the market or 2) try something new. Here are questions to consider if you find yourself in that fork in the road. 1) Has your motivation to sell changed-- Sellers list their Destin Florida condos for sale for a host of reasons. Not all of these reasons stay the same. If whatever motivated you to stick the house on the market has evolved, by all means retain the home. 2) For sale by owners (FSBO) how did you determine your asking price-- P...

Destin Florida Real Estate-The Bad Weather Won't Stop Your MarketingWorried about the once in a really long time weather causing your Destin Florida home to linger on the market. Will folks be too busy making snowballs on the beach to see your condo? Let's take a closer look...1) Showings will cease until the snow melts-- Honestly we are not equipped for this stuff. A hint of ice will close the Mid-Bay Bridge and the Fort Walton connection.  Plus we have the same amount of winter weather driving smarts as we do championship hockey teams. But this too shall pass. 2) The online marketing doesn't stop--  Unlike our area schools, there is no "snow day" for the internet. In fact we generally see viewership numbers increase during weather events. Yes, a large segment of our buyers live out of...

Turn Around, Destin Florida Is Closed! When the pug protests her morning walk you know something is wrong. Getting the 13 year old pug and her Mini-Aussie sister to do the full course was a battle in these temps. Even Sunday, the temps were low enough that the pug refused ANY photography. River on the other hand said the cold people needed a picture of a pretty dog now more than ever. A old timer tells me Destin has experienced snow five times, over 63 years...We lack the snow/ice roadway equipment (in fact I don't know the proper term for that sort of stuff). Said ice would make driving with a cigarette in one hand and Red Bull in the other dangerous , so better to stay off the roads. Have real estate needs during the blizzard of 2025?
