      Do you think you're clever? Do you think you're gonna save a bundle and make a steal on a Destin Florida foreclosure?  Are you skipping the real estate agent (ha ha - save on the commission) and saying "fuhget about" using an attorney?  Please don't make the mistake one of my friends just did.  He bought a Destin Florida foreclosure at the courthouse steps and it's all downhill from here. Today I got a call from, I'll call him Kyle, to desperately and quickly sell a Destin property.  The disaster story unfolded.... (Why didn't he call me before he did this?  I don't know!  But it's too late.) There is a $10,000 association lien on the Destin house he just bought at auction.  HE DIDN'T KNOW! Not only that, there are $300 per month association fees due - that he is now responsible ...

I greatly appreciate everyone that has called and emailed to hear straight from a local source about our beach condition.  We are seeing quarter size tar balls on the West end of Destin, but the water is clear and the beaches continue to be packed.  Our forecast looks great through the July 4th weekend. Leading the mortgage industry, CitiMortgage has announced assistance for borrowers in financial trouble in the oil-threatened regions on the Gulf of Mexico.  This is good news for Destin, Fort Walton Beach, Santa Rosa Beach and Navarre Florida short sale sellers.  Citi is halting foreclosures on primary mortgages it owns through September 17.  Eligible borrowers include those within 25 miles of the affected coastal regions. Why is this good news?  Destin short sale sellers will have more time to get their properties sold.  Santa Rosa Beach short sale buyers will know that their contracts on Citi-mortgaged properties will be processed for approval without foreclosure threat.  In addition, Citi is halting evictions on their foreclosed properties in the affected Emerald Coast areas. I received final approval from GMAC and Regions for this pending Destin Florida short sale in Crystal Shores. This unique Destin Florida home at 4495 Ocean View Drive, had a challenging short sale approval process.  The GMAC Broker Price Opinion came in much higher than the contract price.  I submitted a counter-analysis of my own, which they accepted, proving the buyer's price was fair.  Meanwhile, Regions did not know which department handled this particular short sale. Then GMAC would not complete their approval process, after three months of negotiating, until they had Regions letter in hand.   It sounds like a lot, but it was only a few months of wrangling.  In the end, it worked.  Another Destin short sale approved. Okaloosa County and the U.S. Coast Guard have developed a boom plan for the Destin Pass that could be the best oil deflection strategy on the Gulf Coast.  But it will be later in the week at best before the U.S. Army Corps of Engineers issues the permit required for the booms to be deployed. The new plan was devised this weekend after the Coast Guard ordered the removal of booms set in its navigable waters.The most recent plan calls for permanent pilings fitted with flashing lights to be constructed at strategic points within the Destin Pass and boom to be extended 400 feet from the shoreline to the piling.  It is hoped any Deepwater Horizon oil residue carried into the pass will be pushed by the prevailing currents into the catch basins formed by the chevron shaped booming.

The ghost is still clear in Destin and the beaches remain packed.  A few tar balls have been cited in the Navarre Beach outside of Pensacola.  The updated map below shows a change in the current from the previous map projection last week which had the current pushing the oil as far East as Port St. Joe.  Definitely good news for our area. I Really Like Equator - "Bank Of America's New Short Sale Platform" I just read a genuine and well written blog regarding "Equator" and it was not a positive blog;  I have to disagree with the blogger on this one.  Equator is streamlining the Bank of America short sale process and I am now happy to take on Bank of America short sales.  This was not the case a year ago.  A year ago BofA was a complete nightmare.  Equator is not perfect but it is a huge improvement.  Kudos to BofA for taking steps to improve. I recently uploaded a short sale on Equator and it was very easy and very efficient.  We had a BPO agent at our listing within 10 days of the contract date.  Right now all of our data is submitted and they are at the final stages of price evaluation.  I really like the software but i...

I get so sick and tired of hearing all the criticism about BP and what they have done to destroy our way of life. There are so many arm chair quarterbacks saying what should have been done. The liberal TV networks are probable the worst critics out there. Do you think they are really concerned about what is happening or just trying to drive up ratings? It appears to me that these liberal reporters are trying to incite everyone into rage. BP did not intend this to happen and Tony Hayward is doing everything in his power to stop this leak. Information about how claims are being paid.Question:  Once filed, will payment from claims filed be provided continuously once the application is submitted? How long will the claims process take to acquire payment? BP says payments will be made to address immediate issues associated with property damage or loss of income due to the oil spill. BP believes that it is appropriate to provide interim payments to claimants who are not receiving ordinary income or project while the cleanup is underway.  Within 48 hours of receiving supporting documentation (e.g. tax return) the claim will be evaluated and the claimant will be notified of an advance payment for the claim.  The equivalent of 1 month's income will be paid and these payments will continue until they are able to return to work or ...
