Now is the time to buy in and around Destin, Florida! Lots of inventory and sellers are getting real about pricing. Buyers that are not afraid of a "no" should make their offers now. Sellers that need to sell now are looking very seriously at offers. There is no relationship between asking price and sales/closed price. Some sellers are looking at auction for that quicker sale but if you can get to them before they book for auction, you can buy it right.

I just updated my bi-weekly Destin price index at:http://www.exploredestinonline.com/DestinPriceIndexIt's amazing how the market has turned around from the euphoric price increases and selling/flipping over the past few years to what we have now... a dead market. Of course, we knew it wouldn't last forever but give me a break...see below:For instance, there are 2,364 condos for sale in Destin and S. Walton West, out of those for sale only 9 sold during the first two weeks of August! There are 1,131 homes for sale in the same area, also only 9 sold during the first two weeks of August.BUYERS... enjoy the pick of the litter!

I just got back from a trip to the beach! It was a wonderful, spur of the moment 500 mile drive down to Destin, Florida. Yep, that's right.
