The monthly indicators report provided by the Amelia Island - Nassau County Association of Realtors for August 2012 reveals some positive information on the Amelia Island real estate market. If you would like to live on lovely Amelia Island, Florida, you may want to consider buying a new home in Isle de Mai.  This lovely subdivision is one of Seda Construction's premiere communities.  The homes are lovely and come equipped with oversized crown and base molding, lovely kitchens and bath rooms, 2 inch faux wood blinds on all windows, an in ground sprinkler system, a security system and great floor plans. When I decided to move back to Amelia Island, I looked at homes in several subdivisions and decided to purchase a new home in Isle de Mai.  I have been very pleased with the responsiveness of the site agents, and the workmanship in the house.  Isle de Mai is located on Amelia Island off Bailey Road.  It is very convenient to shopping, schools and the beaches. So if you are th...

In a transaction broker relationship, the seller or the buyer is called a customer, not a principal. In a transaction broker relationship the (customer) is not responsible for the acts of a licensee. Transaction brokers may represent both buyer and seller in a real estate transaction.Chapter 475 defines customer to mean a member of the public who is or may be a buyer or a seller of real property and may or may not be represented by a real estate licensee. The 46th Annual Isle of Eight Flags Shrimp Festival was held this weekend in Fernandina Beach on Amelia Island Florida. Fernandina Beach is a charming historic town at the very north end of Florida and this Festival is really special. Just ask the vendors. No, ask the Pirates!               From the tree-lined streets flanked by specialty shops, businesses and restaurants leading to the harbor, the quality of fine art and crafts displayed, to the wonderful food, the Shrimp Festival is a great weekend or day trip. Enjoy seeing some of the fine arts and crafts that were available. William Maurer, a well-known artist, who created the Festival poster has a new book. His watercolors were also in display. Maurer spends part of the year in Cannes, France and the rest of the year in Fernandina ...

Hard to believe Thanksgiving is here again. It seems the years are just flying by. I just love Thanksgiving and all the trimmings. My personal traditions include watching the Macy's Thanksgiving Day parade on TV (and dreaming I could see it in person one year), yelling like a kid when I see Santa and eating great food all day that my sister in law cooks. She is the best Southern cook anywhere! Of course, I am always thankful for my blessings and this year I am especially grateful for the support of my husband (big thank you!), family and friends while I work this crazy market. I am also grateful for all of my customers and what I learned from them this year. Here are a few things my customers have taught me this year:  1. Real Estate is not about you and your needs.  I knew this already...

No...it's now a Wal Mart special....it's actually true....residents of Fernandina Beach will be able to "get a break" from our ever increasing property taxes. See article: www.fbnewsleader.com July 27, 2007 ("City Sets Rollback..." & "County Residents To Save On Taxes" ) "The value of local property has increased this year, so the millage rate is "rolled back" to keep property tax money from increasing in city accounts."  Property owners were certainly pleased that the "Fernandina Beach Commissioners voted unanimously to set a "rollback" millage rate for the fiscal year starting Oct 1, meaning its share of local property taxes will stay the same as last year." Some residents are concerned if this will effect the budget and services. However, everyone seems to be working hard in the city...
