How do you define Miami Beach Luxury Real Estate? Believe it or not, the answer is not as clear cut as you think.  People's definition of luxury varies depending on what they have been exposed to and we find ourselves asking our clients to please define what they mean by "Miami Beach Luxury Real Estate". For people moving from other parts of the US - luxury may mean amenities offered in a particular Miami Beach Condo or even a particular neighborhood.  Does the building have full amenities like valet parking, 24-hr security, concierge, pool, gym, spa.  Or does the neighborhood have golf, private beaches, and tennis. Luxury Real Estate is not only defined by price (although it is definitely a main factor).  There are older buildings in Miami that have great amenities, high monthly mainte...

Fisher Island in South Florida is considered the country’s most valuable address, featuring a collection of waterfront mansions, condos, and a rich history dating back to the days of Carl Fisher and the famous Vanderbilt family. Its tight security and completely detached location has made it a favorite with celebrities, sports stars and big names. Let’s take a look at some of the people who own or once owned Fisher Island homes. Oprah Winfrey is arguably the most famous resident of Fisher Island. Her two bedroom condo home (and the last of five units she once owned) is actually on the market right now. The property itself has 1,838 square feet of living space and comes with two bedrooms and a pair of bathrooms. The unit is distinguished by custom wood furnishings, the large balcony and ...

There were 2 closed sales at Fisher Island for the month of April, which brings the total to 5 closed sales for the first four months of 2008. Average days on market for the 5 sales was 319 days. Last year there were 4 closed sales in April 2007 and 15 sales in the first four months of 2007. Currently, Fisher Island has 140 residential properties for sale. Based on the first four months of this year, it will take 9 years to sell the remaining inventory. Of course, we expect things to pick up, however, this is one of the worst hit areas in all of South Florida. There are no pending sales right now. There are approximately 695 homeowners on Fisher Island, which consists of just over 0.35 square miles and is located just across for South Pointe in South Beach, which is separated from it b...

Even with the ups and downs of real estate, the problems with subprime mortgages and falling home prices, luxury homes seem to be in a completely separate world of their own. Experiencing very few of the issues that have affected the real estate market and South Florida homes in general, the market for Fisher Island homes remains quite healthy. Fisher Island homes make up what is otherwise known as the luxury homes market, ultra high end property usually aimed at deep pocketed investors or buyers with millions to throw around. These well to do individuals often do not have to worry about rising foreclosures, bad subprime loans or any of those things contributing to the lack of home sales. In fact, more than fifteen percent of luxury home buyers often choose to forego a loan altogether a...

Encouraging real estate news seems to be few and far between these days.  Foreclosures are still a concern and while the rapid descent has hit the skids, home prices still appear to be heading to new lows, for better or worse.  Not everybody sees the whole housing issue as a problem though, especially those people who happen to live in homes that make up the luxury market, among them Fisher Island. There's a certain perk that comes with Fisher Island real estate and the fact that it happens to be one of the most luxurious and high priced markets in the country, namely the largely stable supply and demand, a common trait shared by other high priced areas in the country like the Hamptons and Palm Beach. Time has shown these markets are perpetually in demand during market highs and lows.  ...

Fisher Island is a census-designated place (CDP) and town located on a man-made island of the same name in both the City of Miami Beach and on unincorporated land in Miami-Dade County, Florida. As of the 2000 census, the CDP had only 218 households and a total population of 467 persons. The relatively small Miami Beach portion, at the extreme northeast part of the island, contains only one building. The developer is building the first new building on the island, and only two more buildings will be completed. This will finish the development on the island, and leave it to 750 units, or 29% of an acre per apartment. As one famous resident says, “You get all of the amenities of a high rise while remaining close to the dirt.”   Named for automotive parts pioneer and Miami Beach developer Ca...

Fisher Island, the private residential community only accessible by private ferry and helicopter, is looking for options for dock space for their daily barge service that carries food, household supplies and construction materials across the bay.  This daily barge is considered the island's "life line" since it provides residents with everyday necessities and according to Mark James, president of the Fisher Island Community Association, the barge is "essential for our survival".Fisher Island had a 10-year lease with The Port of Miami, and after not being billed for some years, settled on $1.135 million in port fees.  The Island is now looking for alternatives and has a number of different options at a lower cost, according to the Miami Herald's Article, Fisher Island agrees to $1.135M p...
