The housing market, including homes for sale in Fort Myers, is generally in much better condition than it was two years ago. Lower mortgage rates and buys of vacation homes for sale in Fort Myers have given the Fort Myers real estate market a boost.  The National Association of Realtors (NAR) reports sales of vacation homes rose in 2014 by 57.4 percent. This is in comparison to 2013 home sales. These record high number may include vacation homes for sale in Fort Myers. In fact, NAR finds 21 percent of all home sales are vacation homes.    From the desk of Joe Kendall Broker Associate with Shore Line Realty The interest rate you pay on your home mortgage has a direct impact on your monthly payment. The higher the rate the greater the payment will be. That is why it is important to look at where rates are headed when deciding to buy now or wait until next year. Below is a chart created using Freddie Mac’s February 2015 U.S. Economic & Housing Marketing Outlook. As you can see interest rates are projected to increase steadily over the course of 2015.How Will This Impact Your Mortgage Payment?Depending on the amount of the loan that you secure, a half of a percent (.5%) increase in interest rate can increase your monthly mortgage payment significantly.Research released by Zillow touched on this point:“As rates rise, new h...

From the desk of Joe Kendall Broker Associate with Shore Line Realty. We all learned in school that when selling anything, you will get the most money if the demand for that item is high and the inventory of that item is low. It is the well-known Theory of Supply & Demand. If you are thinking of selling your home, here are two graphs that strongly suggest that the time is now. Here is why…We all understand the DEMAND in Southwest FloridaAccording to research at the National Association of Realtors (NAR), buyer activity last month (January) was three times greater than it was last January. From the desk of Joe kendall Broker Associate with Right Choice Realty, The Census recently released their 2014 Homeownership Statistics, and many began to worry that Americans have taken a step back from the notion of homeownership. Easy… Chicken Little The national homeownership rate peaked in 2004, representing a 69.2% of Americans who bought vs. rented their primary residence. Many have noticed a decline in rate since then and taken that as a bad sign. However, if you look at the national rate over the last 30 years (1984-2014), you can see that the current homeownership rate has returned closer to the historic norm. 2014 ended the year with a rate of 64% just under the rate in 1985 and 1995. Bottom Line  With interest rates and prices still below where experts predict, evaluate yo...

From the desk of Joe Kendall Broker Associate with Shore Line Realty.Over the last 6 years, homeownership has lost some of its allure as a financial investment. As homeowners suffered through the housing bust, more and more began to question whether owning a home was truly a good way to build wealth. Now the last three years has shown strong growth and experts project southwest Florida to be one of the strongest real estate markets in the United States over the next 10 years!Every three years the Federal Reserve conducts a Survey of Consumer Finances in which they collect data across all economic and social groups. Some of the findings revealed in their report: The average American family has a net worth of $81,200 Of that net worth, 61.4% ($49,856) of it is in home equity A homeowner’s...

From the desk of Joe Kendall Broker Associate with Shore Line Realty:The housing market has taken a great turn toward recovery over the last few years. The opinions of the American public toward real estate took longer to recover, until recently. For the first time since 2006, Americans have an overall positive view of real estate, giving the industry a 12% positive ranking in a Gallup poll.Americans were asked to rate 24 different business sectors and industries on a five-point scale ranging from "very positive" to "very negative." The poll was first conducted in 2001, and has been used as an indicator of “Americans’ overall attitudes toward each industry”.Americans’ view of the real estate industry worsened from 2003 to the -40% plummet of 2008.  Gallup offers some insight into the r...

Some homeowners consider trying to sell their home on their own, known in the industry as a For Sale by Owner (FSBO). There are several reasons this might not be a good idea for the vast majority of sellers. Here are five reasons:1. There Are Too Many People to Negotiate WithHere is a list of some of the people with whom you must be prepared to negotiate if you decide to For Sale By Owner: The buyer who wants the best deal possible The buyer’s agent who solely represents the best interest of the buyer The buyer’s attorney (in some parts of the country) The home inspection companies which work for the buyer and will almost always find some problems with the house. The appraiser if there is a question of value 2. Exposure to Prospective PurchasersRecent studies have shown that 88% of buy...

From the desk of Joe Kendall Broker Associate with Right Choice Realty. There are many people deciding on whether to sign a new lease on a rental property or take the dive into homeownership. Every situation is different. However, with rents, home values and mortgage interest rates projected to rise, buying now might make a lot more sense than waiting until next year. Here are others who seem to agree: An article at NPR: “Economists see several reasons why 2015 might be a banner year for homebuying — and not just in San Francisco and Miami.” An article on Consumer Affairs: “If you have been thinking about purchasing a home, the first half of 2015 might be a good time.” An article on Fox Business News: “As rent increases, it simply makes more sense to buy a home.” Bottom Line Buying ea...
