While the housing market is going through a period of correction, the news media would have you believe the sky is falling.  While great for generating news bites, the fact is, if you follow the timeline of property values over the past few years, you will notice a modest increase in property values somewhere around 6 percent.  When the housing market spiked in 2005-2006, it wasn't possible for the market to sustain that type of spike at those prices. Basically people were buying their future equity in the home, and thereby leaving it unable to gain additional equity.  The result is a market correction.  While I don't mean to over-simplify, I'm not trying to write a dissertation either. According to a recent national survey, Real Estate professionals are seeing younger retirees (ages 60 and under) looking to purchase homes. Furthermore, sales associates and brokers surveyed believe market and economic conditions may cause an increase in demand for retiree homes in their areas throughout the next year. Over the past couple of years, since home prices have declined significantly in what is known as markets with traditional appeal to retirees, such as Florida, Arizona or Texas. Governor Crist signed SB 2860 requiring that beginning in 2010 houses insured by Citizens Property Insurance for more than $500,000 in the wind borne debris region MUST disclose the home's windstorm rating at the real estate closing.  This means these homeowners HAVE to complete the windstorm mitigation inspection prior to selling their homes.And... Yesterday I attended a rally in support of the new F35's coming to our area in Okaloosa County.  I signed the billboard that will be placed in Okaloosa County.  Not that anyone will see my signature, but to show support of our military families coming into the area.  This will be a great boost to our economy here.  I took some photos while there.  Enjoy them.   Going thru Fort Walton Beach area uptown station today on the way to a BPO I  took a few pictures of some of the new construction in the area there are signs up for lease spaces available and many commercial spaces growing in this area I have also noticed other building signs for coming soon poping up around the area too.

Fannie Mae modified a policy that limited real estate investors to only 4  financed properties. That number can now be increased upwards from 5 to 10, depending on eligibility criteria, underwriting and delivery requirements are met. The change is noted in a just-released update of Fannie Mae’s “Multiple Mortgages to the Same Borrower Policy.” The change is effective March 1 2009. To qualify, borrowers must meet Fannie Mae’s criteria. Fannie Mae offers more information about its new policy in Announcement 09-02, released on Friday. Moratorium in place until March or the Obama administration announces a plan Citigroup Inc, JPMorgan Chase & Co., Bank of America Corp, Morgan Stanley and  Wells Fargo agreed to suspend foreclosures while the Obama administration works on a housing plan to modify mortgages for troubled borrowers. Citigroup will halt foreclosures through March 12, Wells Fargo said its moratorium is in place until a plan is announced. The other lenders said foreclosures will be stopped on owner-occupied homes until March 6. So basically they are stopping for 3 weeks?  The Federal Trade Commission announced a settlement with three lenders – one in Florida – who violated FTC law by misleading potential borrowers by allegedly touting low monthly payments and rates without fully disclosing loan terms. The lenders have actually agreed to settle, and admitted that their ads violated federal law. I'm not going to bother naming the culprits, because many more are doing it, they just haven't been caught/charged yet.  One of the direct mail ads for the company states: “30-Year Fixed. 1.95%.” However, in the magnifying glass required fine-print, virtually illegible footnote at the bottom of the ad states, “4.981% Annual Percentage Rate,” and a fine-print disclosure on the reverse side of the ad states, “Initial Annual Percentage Rate (APR) for a 30 year mortga...
