So here is the scenario: You are buying a house for 177,000 and your funding  fee for 2nd time use of your VA Eligibility will cost 3.3% of the purchase price, so that’s an additional $5840 you are rolling that funding fee into the loan. That makes the loan $182,840, more than the contract price! But house appraised today for only $180,000!   Will you be approved if the loan amount is greater than the appraisal even though the actual “sales price” is less than the appraisal?Actually a really good question,that many people may be wondering. Yeah Not!!Well, at least that's what the Mortgage Broker said in a recent blog post about banks not offering or advertising the best rates.  I'm gonna go with "I disagree for $200 Bob"If you are a first time home buyer, and happen to meet Before you are referred to a tried and true list of lenders by your you may be lured into a false sense of   and "of course I know what I'm doing". And the sound of "it's only 2% doesn't sound bad.  Borrower beware, that's 2% of a $200,000 home. Yes that's $4000 of what you were saving to use towards your house, has now been promised to "you know who" for doing something you can do... pick up the phone.It doesn't go towards the downpayment or closing costs, just in "you know who's pocket"  AND to add insult to injury you will still have to the lenders ...

 Realtors might generally agree that TUESDAY’s are the best day of the week to begin the buying process. Why Tuesday? Think about the other days for a moment, and what you are normally doing... As everyone is settling back into their work-week routine, they are better able to focus once their weeks schedule is in place.  Additionally, making the offer on a Tuesday allows for several days of negotiating before people get into weekend mode, and then you are faced with the anguish of waiting for an answer to your offer over the weekend and into the following week.  (Which also puts your offer at risk by allowing other offers to come in over the weekend).  Can you feel the knot in your stomach?So I look forward to hearing from you on Tuesday!

Many people may not be aware of all of the benefits provided for our Veterans.  I'll admit, as a Veteran myself,  I don't know either.  A new update was recently posted regarding healthcare, so I thought as we recently observed Memorial Day I would share this important update with you.  The Department of Veterans Affairs (VA) medical centers can give the Veteran's care-giver (family member or friend) a "break" by taking over the Veteran's care for a limited time, similar to Hospice, but is called "Respite Care" and VA medical centers may provide respite care to an eligible Veteran for up to 30 days in a calendar year. If you are considering drawing any money from your Roth IRA to buy your first home, will you have to pay it back before retirement? If you said NO.... you would be CORRECT   That's right, "Nothing has to be repaid" (my caveat here is "as of this writing"). Is The title insurance you're required to buy in order to get your loan for your own protection?  TRUE OR FALSE?If you answered TRUE you are.........
