I've had several calls from investor buyers recently asking about the rate of foreclosures in the Gainesville Area. Recently, there has been a report from CoreLogic that provides data for this display. This table shows the percentage of Foreclosures in the Gainesville, FL area in comparison to Florida statewide and entire US. The time-span for comparison is from January 1st through September 30th of each year. You will see that the Gainesville area's foreclosure rate is well BELOW the statewide rate of Florida, yet higher than the National rate. This next chart shows the rate for Mortgage Delinquency Rates (Delinquent for at least 90 Days).   This also shows a positive outlook on the mortgage delinquency rate for the Gainesville area.  Gainesville's rate is lower than Florida's statewid...

We haven't had much winter weather here in Gainesville Florida, (yet) but we did have a hard frost last month so everything in my yard is brown and dreary - except for all of my mature Camellias.   The gingers are frazzled from the frost.  The crepe myrtles are almost naked.  The acorn crop is huge this winter and the squirrels are happy as can be.   All of the camellias are just busting out and showing their Holiday spirit.

Here is the Gainesville Fl Condominium Market Report  for November 2012 that shows (3) Month Statistics on the Gainesville Florida Condominium & Townhouse Market.   These charts reflects the September, October and November  2012 data of units sold.  This data is compiled from the Gainesville Multiple Listing Service. This first chart below shows the total number of active listings in the MLS and how that compares to the number of pending sales, and the closed sales for each month.   You will see that our inventory of active listings has inched DOWN a bit in November.  The number of closed sales are lower this month, and pending sales have a sharp increase for November.  These changes reflect the slowing of closed sales, yet the sharp increase of pending sales is proof that the market is...

FTC and CFPB sent warning letters regarding Mortgage Ads Some Gainesville short sale agents, real estate agents, and homebuilders have received a letter from federal regulators advising them that their mortgage advertisements found on websites, social media networking sites, direct mailers, and written papers like magazines and newspapers may be misleading. Federal Trade Commission(FTC) mentioned that they mailed letters to an almost 2 dozen companies in coordination with the Consumer Financial Protection Bureau(CFPB) which also sent warning letters to other companies. Discrimination against African-American homeowners brought suits to Morgan Stanley Morgan Stanley, an investment bank, received a lawsuit from American Civil Liberties Union(ACLU)regarding the discrimination it had done against African-American borrowers by offering incentives to lenders so that mortgages proves costly and risky but profit from buying and guaranteeing loans. Amount of Home Loans Increased as Rates Slides Downward According to Freddie Mac and the Mortgage Bankers Association, there has been an increasing request for loans as rates flow downward. Freddie Mac released a result of the latest Primary Mortgage Market Survey; it showed an average of 3.40% on rates of 30-year fixed-rate loans when September closed, much lower than the 3.49% recorded for third week of September, and a 4.01% one year before. Last time Freddie Mac recorded a rate this low was way back year 1971. For 15-year fixed-rate loans, rates downed to 2.73% from 2.77% on the third week, and a 3.28% a year ago.
