Last week I received informative information from Matt Peck, one of my "preferred" home inspectors here in Gainesville, Florida.   Matt Peck with Housemaster is on my business to business directory here in Gainesville.   The brochure is titled, "The Right Move for today's Home Sellers".   It provides great advice to anyone considering putting their home on the market with their Realtor. It's an explanation for sellers getting a home inspection on their home before it goes on the market.  It's a great marketing tool.  A pre-inspection can give the homeowner/seller peace-of-mind as to the condition of their own home.  And if there are things that need attention or repair, you will know first - not potential buyers.   If you are considering selling a home, consider the benefits of a Pre-In...

Those of you who know me, have heard me say "don't use the phone book".    If you are needing a handyman, painter, or plumber....please ask me who I have used AND who I would recommend.     I have compiled MY BUSINESS REFERRAL DIRECTORY and want to share it with everyone in the Gainesville Area.   If you know someone that has done a great job and want to recommend them, let me know who they are and I will add them to this list!   If you go to my web site, there is a list of tabs on the left.  The image on this post shows where to click and get to my Business Referral Directory.     This is a morphing, and changing list!   And the directory may be changing regularly.  I look forward to your comments!          Remember, we all appreciate referrals !!         Written and Posted By: Chri...

Here we are in March, which is the beginning of the condo season in Gainesville, Florida.   Each year, new students come to the University of Florida.  Some come here for their first 4 years of college education, but there are others coming for the various post-graduate programs at the University. As a buyers agent, I like to provide information to students and their parents that help them make the right decisions for buying a condo in Gainesville.  So let's take a look at many of the questions parents have about buying condos for their student.  Some of these topics will make you think about what is best for you  - as parents and/or as investors in real estate. How to take "Title" to the property? Check with your CPA or tax adviser.  How the property is titled will have different effect...

With all the bad news about Real Estate, we all need a good giggle.   I've been exploring one of my newest marketing tools.  I am so glad I use REAL ESTATE SHOWS.   They have a great library of seasonal videos and special occasions. This one falls in "Real Estate Humor". Anyone owning a home in Gainesville, Florida can relate to this opinion/video!

Today I have happy feet and wanted to share. Last Friday some of my out of state buyers were here in Gainesville, and we viewed several homes.  And they found one they really liked.  They decided to start with a verbal offer to see if the sellers would consider their offer.  The listing agent and I helped our buyers and sellers come to a meeting of the minds on Monday....verbally.  And that has always been a scary thing for a Realtor. Early tuesday morning my buyers were driving here from Atlanta to sign & execute the contract (in writing), give me their escrow binder AND do their home inspection at 3:00pm  on the same day!!    This is a first for me....I've never had a transcation to come together like this. So it made me feel like I have my groove back.   This morning I could not get ...

Here's a BEFORE AND AFTER photo of the Tower Oaks townhouse. Notice the boards on the wall (the two squares). The boards used to cover holes made from dog's teeth. The trim was extremely chewed up, as well. I wish I didn't accidently delete the photos that showed a collection of dog hair matted to the wall behind the trim. Fortunately, there was tile throughout - so we literally hosed the place with bleach.

Several of my customers have called to ask about the NEW Tax Credit.  AND what are the differences between the program in effect last year to the NEW Program this month.   The National Association of Realtors website provided a downloadable PDF file of this chart.   I have printed out several and are carrying them with me for my customers.  The NAR Web site has great information about the American Recovery and Reinvestment Act of 2009. I downloaded this chart, and thought it would be great to post it here for my customers to see.  Here is a copy of that handout (this link is direct to download the PDF)  You can share with your friends and family. (Photo version below). It's a great time to be a HOME BUYER in Gainesville, so give me a call and we can get to work!   Written and Posted By:...

Working in the loan modification business, we often overlook the simple steps in the loan modification process, so I wanted to put together a sample hardship letter to let homeowners see what is required in writing a good hardship notification. Please use this as a template, and read our full guide on how to process your own loan modification. (Example Harship Letter)To Whom It May Concern:I am writing this letter to explain my unfortunate set of circumstances that have caused us to become delinquent on our mortgage. We have done everything in our power to make ends meet but unfortunately we have fallen short and would like you to consider working with us to modify our loan. Our number one goal is to keep our home and we would really appreciate the opportunity to do that. The main reason...

I must admit that I may a bit slow on keeping up with Hot Topics, Fads, and Cool Info.....so bear with me here. But, I got an email from a friend with a link to this YOU TUBE Video called "DID YOU KNOW - Shift Happens". I've always been a history buff, and a trivia nut - and the DATA and STATISTICS that this presentation gives just amazed me. When you work through each day - day after day - you tend to loose site of the future. The implications of our information age and how it's daily changes effect our future. This presentation made me really think how quickly the GLOBE changes. Take SIX Minutes of your busy day and watch this..... I think it's awesome. I wanted to share it with you all.

Recently, while talking with one of my real estate clients, an out of state buyer.....she told me her son was into "motocross" and asked if there was a track anywhere near Gainesville?  I told her about GATORBACK Cycle Park in Alachua, FL, just north of Gainesville. When she told her son about it......he already knew about it because of some of the popular events that happen at GATORBACK Cycle Park each year. In operation for over 25 years, the 100 acre track is host to the MX Winter Olympics, which usually takes place during Thanksgiving week.  You can see the full schedule of events for Gatorback Cycle Park at the Unlimited Sport MX Site. Unlimited Sports MX is the premier website for Motocross Tracks and Racing Events throughout Florida, including Round 5 of the 37th Annual WINTER AM...

As the Northern US gets beaten up by oblierating snow storms and chilling below zero temperatures, I should hold my tongue and be thankful to live in Gainesville, FL.  However, it is not all sun and fun as you might expect.  We have been contending with below freezing nights, getting in to the 20s and crippling our plants.  I took my dog out in the yard the other morning to notice that my flowing fountain had chunks of something in the second tier, only to discover that the chunks were clusters of ice, and the 1st tier had frozen a bit as well.  Icicles also adorned the top tier - something which I have not seen in Florida for years. The next morning the water in the fountain was frozen solid, so I am going to keep it off until our climate is more tolerable. Today's weather is pretty hos...
