Here we are in August, and the Gainesville Real Estate market has been cooking this season.   Busy is a very good thing!   I love to brag that I always have the best clients!  Most who know me, know that I love working with buyers! Gainesville market is busy and no complaints at all.   Public schools have started, and the college kids are all rolling into town this week too. The start of school has always created a slow-down of our local market.  (In my opinion)  And I'm looking forward to football. Scheduling buyers for showings on weekends is often a tight schedule and we all have to plan ahead.   Sometimes we can be in and out of the car for showings in pouring down rain.....after all, it's summer time in Gainesville!   And when my clients are out-of-towners, there isn't much choice ...

Last Friday was a great day for some of my happy buyers and sellers!   The Bai Family closed on the purchase of their very first home in Blues Creek in Gainesville. And that home was one of my listings too, so the Cunigan family was happy that we finally got this home sold & transaction closed. Leslie Remy with FBC Mortgage and Mr. Bai It’s always great when a plan comes together! We’re in the peak of our Gainesville real estate market, as most families are wanting to get settled in before school starts in August. I’d like to offer a special thanks to Mr. Cunigan for being so patient with a one week delay in our closing date. Gainesville Florida Real Estate Market Report for Single Family Homes Sold in June 2014.  Here you will find the statistics for Gainesville Florida single family homes real estate market for April, May & June 2014. The chart below shows the number of NEW LISTINGS that came on the market for the month of June, the currently NEW PENDING SALES, and the CLOSED SALES for the month of June 2014.  You will see that NEW LISTINGS are down just a bit for this month, and this may be another indicator of lower inventory.  Pending transactions are down from May, and closed sales are up for another month. You’ve heard the old saying….third time is a charm.  This slogan holds true for my recent home buyers here in Gainesville.  Our Gainesville real estate market is cooking, and finding “just the right” home is tough.  But diligence is the key. This is a great short story of a home search for these folks that moved here from Missouri. Our first venture out was to give them a feel for the area neighborhoods.  And, of course I knew their “wish list.  The most important thing was it had to have 4 true bedrooms, not a fixer-upper, and in one of two elementary school zones.  The mission was set! The first week, we found a great home in Haile Plantation and wrote an offer….BUT, there were multiple offers.  It was proof that when a great home is priced right….it moves quick!  My buyers didn’t get...

A hidden gem on a Gainesville home for sale is lifestyle logistics.  The details of any home for sale in Gainesville are shown in the detailed MLS displays.  Buyers can easily sort through details such as lot size, square footage, number of bedrooms, number of bathrooms, the age of a home.  But our MLS database doesn’t answer a couple of important questions for buyers that relate to their lifestyle. How far is the home from where I will work? What schools are designated for this home? Where is the nearest grocery store? This is a BIG shout out to a new DEVICE that I bought at my Gainesville AT&T store a couple of weeks ago!  It has improved my daily life (at home) and wanted to share!  As a workaholic Gainesville Realtor®, I’ve got to have the latest hardware for my techy tools! I went to my local AT&T store to upgrade my iPhone.  While there, I was talking about how I was hoping the upgrade hardware to the iPhone 5S would increase my cell signal reception at home.The sales clerk asked, “why”?   I then explained that I live out in the Jonesville area, and in a brick home – and my cell signal stinks.  When my cell phone rings, I have to jump up, grab my phone and run out the front door to have a decent signal.  For years, I have walked around in my front yard on the phone with my real estate customers. ...
