There seems to be a lot of Zestimate bashing going on for some reason. A plus or minus 8% valuation of an average American's most valuable asset seems to be fair in this age of information. For the purpose of this example we'll say for instance that the typical home in the U.S. sells for $250,000 and using this guide we can expect that any offer between $230,000 and $270,000 is an acceptable deviation in value. To a Buyer the former value is appropriate while a Seller sees only the latter. Herein is the difference between the realities of acceptable and reasonable. Using this statistic has been a staple for most associates I know. Those representing Buyers can determine a starting point for their offering which can capture a sale without ruffling too many feathers. While listing associates can utilize its results to gauge a proper price point acceptable to their owners. This ratio is constantly under flux through many other variables in the market. Inventory drives most of that activity while in this particular graph the location may also be the determinant. Close proximity to the Golf Course and Club, an Oceanfront vista or Intracoastal access can play a dramatic role also. Thirty years prior to the advent of Zillow the usage of price per square foot when determining residential home values was virtually non-existent. We did see its use for investment properties, commercial space and multifamily analysis albeit a background statistic which complimented the whole. Most of the automatic valuation methods or AVM's used today weight it much more heavily as a market and pricing indicator. The fact is that consumers are using it as their single most accurate valuation tool and that causes conflict where our paths cross.
