So far we had an incredibly warm winter with temperatures in the mid to high 70s and even in low 80s. Yesterday the cold front came and we had only 58F in the middle of the day and it dipped into the 40s at night, but it is for 3 days only and by Wednesday we are back to the 70s.And January is usually our coldest month.The weather is gorgeous. I avoided writing about MG on the Halifax after all the good things started happening to Marina Grande.It is a bit illogical, but probably it was because it was tempting to expect the Prince on the white horse, what happens only in fairy tales... I stopped writing about MG on the Halifax after the new owners came. I was not sure I believed in their quick formulas, and seems like I was right, at least partially, but they adjusted and things have changed to the better… I was receiving a lot of calls about the project, and noticed that callers would turn to Marina Grande salespeople, and negotiating with them, as they expected better deals from the Seller. They used me to get my opinion. Some of them would call and say that they have an agent and are about to sign a contract, but want my opinion… Life is funny sometimes… most of the time. I have not written about MG on the Halifax, which is a castrated version of the original name “Marina Grande on the Halifax”. Actually I have not written about them since the new owners took over unsold inventory. It is more than 2 years since the new owners came, but I still get calls from people who read my blogs. The question I hear now is “should I consider buying a unit in MG on the Halifax now?” Times have changed. Legal problems of the past, which were preventing sales in the resort, are no longer a problem for the buyers. Rumors that one of the towers is leaning is a lame attempt at Pisa leaning tower's fame in hope to  dramatically increase tourism in Daytona but, no, the towers are as straight, as they should be. We took the listing for this Short Sale October 22, 2009. We closed July 6, 2012. It was a non-stop fight for 2 years, 8 months and 15 days. So, as of July 6, 2012 this 2 bedroom/2 baths condo unit in MG on the Halifax (former Marina Grande on the Halifax) is sold to the investor. Our previous record was a gorgeous 3 bdr/3 baths condo in Cinnamon Beach, Palm Coast. (see The War & Peace of Short Sale and Terri, I Miss You, Too). I do not want any more records. What started as a simple short sale with Chase as Servicer and Freddie Mac as investor, turned into a short sale nightmare for close to 3 years. We have submitted and resubmitted about a dozen times, had done 6 BPO and 2 appraisals by State certified appraisers… The worst was that they never negotiated. April 13 was the Groundbreaking for MG (Marina Grande) on the Halifax. I did not expect such a crowd, and it was the first time when I could not park in the first row of the garage. Sort of gives the feel of how it will be when people actually live there. The newspaper reported that that the crowd was about 250 guests. I did not count, but it sounds about right. Officials, all Holly Hill City Commissioners and the mayor of Holly Hill, many other people who I do not know, and a sizable group of real estate agents. After hanging around the existing pool the crowd was invited to the tent next to where the groundbreaking was to happen. The phone rings and the guy on the other end of the receiver tells me that when he Google Marina Grande on the Halifax, I was «all over the place, so he called me. By virtue of being the only Real Estate agent writing blogs about Marina Grande (or MG on t he Halifax, as it is called now) for years they find me on the first page of Google. Exactly 2 years ago today I received the following e-mail from the owner of a condo unit in MG on the Halifax (then Marina Grande on the Halifax) in Holly Hill, FL: «I may be hurting myself in the future, but stay away from this place.  Plenty of lawsuits in progress, and Momentis are as big if not bigger liars than Boca Developers.  We are being ripped off on Maintenance fees, they are not delivering services, they can't/won't/don't even heat the pool.  They have been promising to settle liens since last August and nothing.  None of the security features work and they talk a good game, but deliver nothing.  They do not own the open space next to the second tower so who knows what will go there.» Interesting how things have changed since then, actually only recently.  uniqueness of the situation was that in MG on the Halifax in Holly Hill there were no sales at all for a couple of years at least, so there were no comparables. And there are no real comparables to MG on the Halifax. It is a different animal. If it were on the Beach, and not on the Intracoastal, it could have been the most prestigious condo development in the area. The ocean still dominates the tastes and priorities for vacationers, but much less for locals. With practically all buyers being out-of-state, being on the ocean is the advantage... And this earns him the highest mark in my book. I am so tired of all those big secretive bosses in companies like Momentis Property Group, or Cerberus, the previous owners of Marina Grande (can't get used to this new circumcised name «MG on the Halifax») who never returned calls or responded to e-mails.
