Yesterday I have received the contact through AR about Marina Grande on The Halifax. "is there any kind of auction on these units?" Marina Grande on the Halifax today is two 25-story towers built on the Intracoastal right by the bridge in Holly Hill, one of municipalities of greater Daytona Beach area. Planned for 4 towers with 972 units, thhiswas a welcome development on the Intracoastal, the best of its kind. The first tower was pre-sold pretty fast, and the developer - Boca Developers from South Florida, decided not to wait and put the second tower practically at the same time as the first tower. however, the timing was off, the pre-sales were getting slower, and, as far as I know, developer never pre-sold more than half of the second building. They scraped the plans for Towers 3 and...

Every time I am going north to Ormond Beach or Palm Coast, I check this construction site, just a couple of hundred yards from the I-95 interchange in Holly Hill. The building is not finished and the construction crew is rushing trying to complete the project, but the sign Vince Carter's is already there. For those, who is as far from basketball as I am, he is a NBA athlete, who recently was acquired by Orlando Magic, and is now so close to home, which is... Daytona Beach. A very poipular and loved celebrity in Daytona Beach. And Vince Carter's Restaurant is his newest project. Vince is not a stranger to restaurant and bars. He is involved with one in Canada. Local businesses are struggling to survive, and many restaurants don't making this endeavor both encouraging and surprising. We w...

Christmas in August? Well...not exactly. Beat the Christmas rush, BUY NOW, is the true spirit of the market in August. As buyers are quickly realizing that there are incredible SHIFTS taking place in the market, it is more clear than ever that it is time to GET OFF THE FENCE. The widely successful Cash For Clunkers program is coming to an end on Monday. It provided a great stimulus to the auto industry and now it is time for the government to allow that market to function on its own. The question in my mind is, how many people will be buying next month? Will the housing market face the same tough question in November?  If I am a 1st Time Home Buyer that will be using an FHA Mortgage, I realize that if I want to insure that I can take advantage of the $8000 Tax Credit Program, I need to ...

Marina Grande On The Halifaxis still there, at least physically, which is encouraging. It was morning when my phone rang, and it was Bob Koslow, a staff writer for our local daily - New-Journal. I guess he Googled Marina Grande on the Halifax, and ran into my blogs about it on Active Rain. He was working on the article, and we had a very nice chat. He told me to watch the Sunday paper.  I was happy he tackled it. It was unreasonable for the local paper not to say anything about the state of this major condo development in Holly Hill. And this is a situation that never happened here in our neck of the woods, but even on a state level I doubt that there are many cases like this if any at all. The article gives you the perspective and dispels some of the popular local myths. It tells you h...

Marina Grande On The Halifax stands as a monument to unfortunate poor timing, coming to the market a little too late. Have they done it a year earlier, this would be a busy place, as once purchased, the units would be either owner, or tenant occupied. Not now. People who did not agree to close, and instead reached the settlement and got their Earnest Money deposits back, or what was left after they paid their attorneys, So, as far as I heard, 89 people will not close as a result of settlement. Which leaves us with 55 people who bought units in the South Tower, and 11 people in the North Tower (according to Volusia County public records), Not that much out of 486 units. The salespeople still donot sell there, and all they can say is that the transition between the Boca Developers and The...

Daytona Beach Real Estate. Information and Market Reports by Lisa Hill, "THE SMART CHOICE!" Next on the list of Volusia County city reports for the 1st quarter of 2009 is Holly Hill. Holly Hill is a small town located just north of Daytona Beach, and just south of Ormond Beach. I actually just listed a townhouse in Holly Hill as a short sale. It's a great value at only $59,900. It needs a little bit of TLC, but overall, it's a great value! But this post is to continue with my 1st quarter reports for 2009. We're on the home stretch now with only Ormond Beach and Ormond-by-the-Sea left. So far we've covered the 1st quarter listings vs sales reports for 2009 for Daytona Beach, South Daytona, Port Orange, Daytona Beach Shores, Wilbur-by-the-Sea, and Ponce Inlet. Marina Grande On The Halifax, a magnificent development that outpaced the local economy and overestimated the absorption capacity of our market, is standing gorgeously tall with its two 25-story towers. As I wrote before, Boca Developers turned the property to Momentis Property Group, as the company buckled under the debt. Timing was not perfect, and lawsuits from the Buyers, who were trying to get out and save their deposits hurt the developer. Tied in the court for practically a year, there were 89 cases. As I heard, the lawsuit is over, and people actually got their deposits back. It was a bit surprising, as it happened after the notorious legal battle with buyers of properties of the same developer in South Florida, where the developer won the decision, and the buyer suffered a seri...

This is coming through the grapevine. Do not rely upon the information here as it has not been verified and may or may not be correct. It is what I heard about the property and the lawsuit. I already wrote that there was a lawsuit, and we were waiting the outcome to understand what the future has in store for this great project that hit the market at the wrong time. The whole thing was kept in secrecy. The attorneys for the plaintiff warned everyone to be quiet about the settlement. Settlement... hm, so there is a settlement. Yes, there is a settlement. 89 wannabe buyers got off the hook and got their deposits back. I do not know the details, but my understanding that they walked away with their money minus the expenses (legal fees, etc). Consider that it was going on for maybe even mor...

I am an immigrant, came to the country too late to climb the corporate ladder, and this part of American life is unknown to me. Any experience I have with corporations is as a customer. I recently posted about Marina Grande on the Halifax condominium development in Daytona Beach area. The original developer - one of the largest Florida luxury condo builders - is returning the projects to Lenders. 5 projects have been returned so far in the South Florida, and Marina Grande on the Halifax is another one, that has changed hands. The new owner - The Momentis Property Group got the two constructed and completed 25-story towers. I called the company and after being bounced several times, a rep finally told me that they would have someone to call me and answer my questions. Well, nobody called...

We are really in a market full of surprises. I remember when Boca Developers started marketing their exclusive 972-unit condo development Marina Grande on the Halifax, their sales people were absolutely confident in their company's financial strength to the point of being cocky . Located on the west side of Intracoastal by Seabreeze bridge, it offered terrific vistas, and the lure of the luxury and comfort never seen before in the area dotted with small commercial, little cottages, mobile homes. These 25 towers came from out of this world. They were supposed to represennt the best in living, a lifestyle destination, a catalyst for change in the surrounding area... It is an awesome project, that came at the wrong time. Just two years earlier and they would be OK. But they came on the hei...

It is actually in Holly Hill, but besides locals who knows about Holly HIll? Marina Grande on Halifax is a development that started at the height of the market. The feeling was that the further you go, the  more money you make and the more money it would cost. Planned initially to be right on the Ocean, the developers ran into fierce opposition when they tried rezoning from Tourist to Residential high density. After the people of Daytona Beach gloriously defeated another good idea, the developer settled on this 12-acre riverfront land. However, conceptually they kept it the same way, with the idea of destination condo (concierge, valet parking), which comes with high maintenance. Destination condos are a novice for Daytona area. We are not yet that advanced. Marina Grande on the Halifax...

Marina Grande on Halifax in Holly Hill is half built. Two 25-story towers out of 4 have been built. They have not yet been any closings, the developer is working on finishing touches. The project came at difficult time with the slowing market, causing delays in completing the project and a lot of troubles for the those who signed preconstruction at the height of the market. Therefore there are a lot of units put under contract by speculators. The time of closing comes close and a lot of them may face the losing their deposit, as many of them can't or don't want to close. You could not have chosen a worse time to come with 486 units on the market. THis a riverfront luxury development was plannedto become a destination condominium, a lifestyle condo living with a 200 slip Marina, pools, a...

Marina Grande on the Halifax is a Riverfront 972-luxury Condominium Development in Holly Hill. Located just off the Seabreeze Bridge, the complex includes 200-space Marina on the Intracoastal. Parking garages, some commercial space, and of course, 4 magnificent 25-story towers. The units laid out an an angle providing for terrific views of the river and the ocean. Each floor consists of 2 direct riverfront 3 bdr/3 bath units, 2 three bdr/three bath units on the opposite side of the building with river, ocean and city views, and 6 two bdr/2 bath units with river views. Gorgeous project, but not the best timing are causing the delays in building tower 3 and 4. Project was a JV between Boca Developers and Swerdlow Group, however they parted their ways. When completed this project will affe...

Our plan even shows you how to get the money needed to purchase your first property. We want to teach you a safe way to invest with proper mortgage planning, asset protection strategies and tax planning.
