September 2009 Hudson, Florida Single Family Residence Real Estate Market Report   Compared to last month when 511 Single Family Homes were on the market, Once again we are seeing a decrease in the Market Inventory levels However, coincidentally the number of homes under contract remains constant at 103.  Although the number of homes remained the same, the number of Distressed homes is basically 50% The number of sold houses remained about the same with 37 sold this month, as compared to 38 in the previous month So Inventory levels are dropping, that is a good thing  And since the number of homes under contract as well as sold remains constant, the market is struggling to find its footing.  However it is still 13 months Inventory on the Market for Sale which is still high 26.7% of the A...

    The Poor automakers needed help.   So the government got involved in, not only a bailout, but also Cash for Clunkers.  Once again the government has saved the day, no?  I am sure, like me, you have seen all the empty Dealership lots.  Boy they sure did sell a lot of cars huh?  Good for them right? Ummmm NO.  There were delays getting payment from the government out to the dealers.  It had a lot to do with clerical errors.  So now the Dealers sold their inventory, but do not have cash to buy replacements..  That is cannibalizing the market place. How to file a mortgage complaint in Florida.So I was just perusing this section on the Florida Association of Realtor's Website (FAR) in the Legal Center regarding How to File a Mortgage Complaint.  For no reason in particular, I was just getting to know the website better.  So far I am extremely satisfied with my network of  Mortgage & Insurance people that I refer business to.  And so far I have been very fortunate, in that those that I no longer do business with, it was not over legal or ethical issues.And obviously with all the fraud among a small portion of Mortgage Brokers, as well as some of the shady 'Loan Modification Companies'  taking advantage of homeowners already under duress, there is definitely need for oversight, and regulation.  And the web site  gives the many offices...

Welcome To Country Club Estates in Hudson, Florida This small community of approximately 300 detached single family homes whose entrance is Located between the New WalMart Supercenter & Castriota Chevrolet on US-19 in Hudson, Florida.  This community, which had become a bit blighted in the beginning of the new Millennium, has seen a resurgence in the last couple of years.  The community has a  Civic Association that has gotten very involved in revitalizing the community.  Everybody is welcome to attend the monthly meetings, and if you want to actually join the Association it is only $10/year/person The Civic Association has a monthly meeting on the first Monday of every month at 7:30 pm.  The clubhouse is located at the end of the main drag, which happens to be called...Country Club Dr ...

More fabulous Cloud formations from Hudson Beach, Florida So there I am driving home from my office and I see the most magnificient colors striking off a massive cloud formation. So I grab my trusty camera and snap a picture, the result is: Upon seeing this, I know I just have to get down to the gulf to take unobstructed views of this spectacular light show. An extensive cave system with an extensive history, Beacon Woods has been explored for more than 20 years.  In fact, many of the great early explorers showed an interest in this system. Leisure Beach, Hudson, West Pasco, Florida August Distressed Home Market Report   Well this Hudson, Florida Realtor was at first very discouraged at seeing these Charts I created using data from The West Pasco Board of Realtors MLS site. The first thing that jumped out at me in these charts was how many more homes are under contract than closed in August 2009.  Now do not read too much into that.  I think that has alot to do with Distressed Homes (Short Sales.)   You see a normal property in Florida closes in about a month.  However, some banks have been taking up to 90 days to close in some cases.   However, when it comes to short sales they typically take 4-5 months to close, so they build up a back log.  On some occasions it closes in a month, in others it takes even longer, but 4-5...

July 2009 Hudson & West Pasco Florida Real Estate Market Report Sorry about following up on July 2009 Real Estate Market Report so late, but there has been a lot of transition going on in my office.   What I see in the chart above is not the best of news for sellers, but is great news for Buyers, especially if you are a cash buyer.  People are having hard times getting financed for Townhomes these days.  And with the 30% required down payment on Condo's the market for them is in the tank as well. To break it down, in West Pasco Florida, The Real Estate  market is not showing much signs of recovery.  For quite some time we were enjoying ~10/day, or about 300 closed sales on houses per month.  Now the inventory of homes has come down to under 1 years inventory.  Inventory levels are down ...
