If you're looking for a way to finance a new home purchase or refinance your existing mortgage, you might want to consider a Federal Housing Administration (FHA) loan.Important things to know about this option:It is easier to qualify: It is easier to qualify for an FHA loan than for a conventional mortgage, and down payments for most FHA loans are much lower than convention loans – as low as 3.5 percent. Borrowers need credit scores of at least 580 to qualify for the lowest down payments. There are no maximum income limits to qualify for an FHA loan, but you must meet debt-to-income ratio limits and demonstrate adequate income to repay the loan principal. Tuesday's Tip: Build Credit When You Have No Credit! Today's Tuesday tip is about how you can build your credit, especially when you have no credit. Don't you hate that? You don't have credit, but can't get credit in order to build credit. It's a vicious cycle! There is a way tho and I'll tell ya how. Go to your bank, as most have this program. You open up a secured credit card, using your own money. Usually the minimum is $500. The bank issues you a card to use just like any credit or debit card. Go use it! Just don't go crazy, even though it is your money. You still have to pay it back. The bank reports it to your credit, just like a normal credit card. After 6 months of paying it on time, you will start to see your score rise. Now here are some tips to optimize the positive impact to...

What's the Deal with A Home Warranty? Does it Cover My Whole House? No, no it does not cover your whole house. Blog post done! Ha! Kidding! It really doesn't cover the whole house, but this post is going to touch on some of the things it does cover. Most of these are for all of Florida, but especially my areas in the Northeast Florida area. I love bullet points, they tend to let you get down to business. So, here's the list: There are multiple Home Warranty Companies. I'll provide the ones I've worked with in the past below. There are different plans and upgrades for most companies. Plumbing HVAC Systems-This is the biggie, which can be a very expensive item to repair or replace. Duct work Electrical Hot Water Heater Kitchen Appliances Garage Door Openers Central Vac Systems Attic Fans ...

Tuesday's Tip: Don't Buy Anything On Credit Once You Start The House Hunting Adventure! Over on my Facebook business page, Northeast Florida Life, I do a brief post on Tuesdays called #TuesdaysTips, that talks about a tiny piece of the real estate puzzle. So, I figured I'd go into a little more depth on the same topics here.Today's tip is about not buying anything on credit while you're in the process of buying a house. Some will say, while you're under contract, but you need to refrain, even while you're just starting to look. Here's why: Let's say you get pre-approved and while looking you get another credit card or buy some furniture. That has the potential to lower your score and cause your debt to income ratio to become higher, which can cause the lender to deny or re-package your l...

Jacksonville Fl Real Estate Market Report December 2017 You'll notice the list to sales price dropped in December, which means sellers took about 14% less than what they listed their house for.Oh and speaking of list price to sale price. That figure can be skewed to make an agent look like they sell their listings closer to the listing price, by using the list price the house was when it went under contract, instead of what the list price was when it was first listed. So if you have price drops and the agent isn't using the original list price, it makes them look real good. That's ridiculous and not showing the true picture. I want you to get the most money you can, so there are times I have went a little above what I recommended, because that's what the seller wanted to try, and if it ...

One of the many things I enjoy about working in the real estate business is that it allows me time to take my dog Charley on daily walks. Charley is my, almost 3 year old Yellow Lab. I can find sometime out of everyday to load him into my truck and take him to a nearby park. In Jacksonville ther are many but one of Chalreys favorite parks is Willow Branch Park. This park surrounds the Willow Branch public library in the Riverside area of Jacksonville. Some days and times are busier than others but I like to visit around lunch time during the week. Less people means I can let Charley off his leash and throw his ball for him to fetch.Willow Branch Park in Riverside has a basketball court, a baseball field and a small childrens playground. Charely loves to get in my lap and ride the slide d...

Jacksonville Fl Real Estate Market Report November 2017Median home prices up from last year and about 600 houses less on the market now, than in November 2016. Buyers are feeling that for sure. More homes have sold this November than last year too. I think overall, our market didn't feel the devastation from Irma as we could have seen. Not to discount the many folks who have seen their homes destroyed by flooding from the storm. You might be wondering if these numbers apply to your home, but each neighborhood is different, so if you're thinking of selling and want to know more click: What's my Jacksonville Florida Home Worth? If you're a buyer and want to see what homes are available in Jacksonville, click the following link: Want to Search for Homes in Jacksonville Florida? Jacksonville Fl Real Estate Market Report October 2017You saw last month in October, the effects of Hurricane Irma, which we saw less sold homes that month, versus in August. This month we saw the number of homes sold in Jacksonville bump back up again. Woot! Woot! That's a good sign. People are still trying to replace their roofs, and many roofers are backed up for a bit. That could slow the inventory down some, as many are waiting to sell, once their roof is installed. You might be wondering if these numbers apply to your home, but each neighborhood is different, so if you're thinking of selling and want to know more click: What's my Jacksonville Florida Home Worth? If you're a buyer and want to see what homes are available in Jacksonville, click the following link: Want to Search for H...

Selling a historical home is not like selling a regular home.  You are dealing with a property that has a unique historical aspect and value. If you’re planning to sell your historic property, you need the help of a top historic homes specialist who is an expert on architectural history and architectural styles. Here are some of the benefits of working with a historic homes specialist:  Expertise While it is true that you can sell a property without professional assistance, historic homes specialists bring with them years of expertise and experience to help...

When it comes to selling homes, the first impression always counts. The overall appearance of your home can either attract more buyers or drive them away. The same is true when it comes to dealing with a historic or period home.  However, you have to keep in mind that most Jacksonville historic homes for sale appeal to a specific kind of buyer who is looking for character and architectural details. Here are a few tips that would make it easier for you to get the attention of buyers looking for historic properties: Make the necessary preparations Just like with any other property, presentation is everything. Before showing your home to buyers looking for historic homes for sale in Jacksonville, carefully inspect the property and look for issues that might become red flags.  Some of the t...

Jacksonville Fl Real Estate Market Report September 2017This report is going to show some side affects from Hurricane Irma on the real estate market in Jacksonville. Last month in August, there were 1,231 homes that sold, where in September we see 888 homes sold. You will also notice that in Sept 2016, there were 1,088 homes sold. We obviously see a decrease in that number. I've heard stories of buyers who backed out of a deal, just days before closing, before the storm hit. I think they were afraid they would buy a house, only to see damage or worse, days after due to the storm. I have not looked at the numbers for October yet, since we are not through the month, but I predict we could see less homes sold in October vs Sept, just for the fact that there have been many homes with roof d...

Houses for sale in Jacksonville in great condition seem to be difficult to find these days. And if you are lucky enough to find one, as a buyer you had better be ready to jump on it. It's a sure bet that you won't be the only home buyer looking at it.We recently listed this fantastic house for sale in Jacksonville and advised the seller to have it professionally staged by our recommended home staging company Rave Reviews Home StagingThe seller took our advice and we SOLD the house in less than 24 hours.I get it! There are many people selling a house in Jacksonville that no amount of staging will help.
