According to the U.S. Energy Information Administration, about 21% of U.S. greenhouse gas emissions are generated from household energy use. A house that consumes less energy reduces greenhouse gases since less fossil fuel is needed to operate it.  Energy & water savings mean financial savings also.  The following are some approaches to making your home green: * Switch to solar power  - a clean energy source with no air pollution/noise - panels can last up to 20 years with minimal maintenance - federal government offers a tax credit of 30% of installation cost, to a max of $2000, for certain solar power features - many states & municipalities offer additional incentives. * Plug leaks - caulk & add weather-stripping to windows & doors to stop heat & air conditioning losses - use expandin...

We can all use some savings these days, so why not start at home with your energy bill.  You can start with the following to cut energy consumption & save money on your energy bill: - Replace the 5 most frequently used fixtures/bulbs in your home such as the kitchen ceiling light, family room light and the outdoor porch lights with Energy Star qualified fixtures and compact fluorescent lightbulbs (CFLs).  The CFLs will provide high-quality light, use less energy and lasts up to 10 times as long as incandescent bulbs.  Simply remembering to turn off lights when you leave a room will save you money. - Set your thermostat at energy-saving temperatures such as 78 degrees/warmer in the summer and 68 degrees/lower in the winter and do not override the setting. You should set it & forget it to...

After the Kelo vs. City of New London eminent domain case was heard by the U.S. Supreme Court, Americans went into an uproar.  If you haven't heard of the case, please read up on it on here.  Basically the U.S. Supreme Court stated that it was perfectly legal for local and state governments to seize private property simply because the government wanted to give the land to private developers.  It was a true slap in the face of private property rights. In Florida the big uproar was over the condemnation of the businesses on the Daytona Beach Boardwalk.  An icon for 50+ years was condemned by the city solely so that it could be turned over to developers to build oceanfront condos.  Shortly after this occurred, the State of Florida in its 2006 legislative session passed laws and voters late...

Jacksonville and Northeast Florida Active Adult and Retirement Communities  Northeast Florida certainly has no shortage of active adult and retirement communities.  Jacksonville FL retirement has become a popular choice for active adults in recent years, due to our low home prices compared to the rest of Florida, as well as our lack of Hurricanes.  The beautiful beaches of Northeast Florida coupled with the low cost of land have encouraged such active adult community developers such as Del Webb and Levitt & Sons come into the area.  Jacksonville saw its major boom into the mega retirement community industry with the introduction of Sweetwater by Del Webb in 2003 in the baymeadows area of Jacksonville.  Since then, Del Webb has also introduced Riverwood at Nocatee in St. Augustine / Pont...

We recently got a terrific email from our broker: our brokerage's activity is up year to year, and that is fabulous news. This includes buyer phone calls, buyer showing appointments, offers submitted, and accepted-  if you are still waiting for the bottom, it is pretty much here in terms of market activity.A recent John's Creek foreclosure, priced at $224,000 which is a great price, had an accepted offer by the bank within 24 hours of listing - this is what I'm seeing in pockets all over Jacksonville. If you're ready, call or email me - I can help you find your deal, whether it's an investment project, a first time home purchase, or a move up.

Life is full of ups and downs and how we perceive those fluctuations determines, to a large extent, how we progress through life.  People who tend to focus on the down cycles tend to be less productive than those who focus on the up cycles.  It is all about perspective. How we view what is happening around us has far more influence on our behaviors and decisions than most of us realize.  This is why motivational experts encourage us to surround ourselves with positive thinking, positive talking and positive acting people.  It is in maintaining a positive outlook and perspective that we enable ourselves to move forward even in the face of adverse conditions around us.Unfortunately it is common for news reports to focus on the negative.  It seems that even the most positive news, when repo...

I don't go head to head with other REALTORS for listings very often.  Mostly, I work from referrals, but the other day I arrived and found out I was being compared to another REALTOR.  I did my best dog and pony show, and at the end I asked them to make a decision.  That was when I was caught off guard.  The people said they would make more money using the other REALTOR.  So, I explained that reducing the commission usually results in less service, and in this market it was not a great idea.  Then they surprised me by saying, "No you are charging the same commission."  So, I assumed the other agent was recommending a higher price, and I explained that anyone can overstate the value to make the return look better, but my comps were based on reality not wishful thinking.  Then they surpri...
