So with the new HGTV show, "Sleep on it", it had my creative, marketing, trying to make $$ mind thinking!  How perceptive would local sellers be to offer buyers to stay in their homes before deciding to make an offer?   I think it would be interesting to see what could come of it, but I know there would be legal liability, tire kickers, qualifying questions etc.  As Realtors, do you think this could work?  Would you be willing to market a home that a buyer could "try" out before purchasing?  I look forward to hearing what everyone else thinks...

As human beings we want to know who is the blame for our current situation, who can we be mad at, who can we point that accusing finger at?Here's my take on the current situation not only in the Jacksonville Florida real estate market but the entire country: (Not necessary in any particular order) Wait! Before I start, I want to say that I don't believe there is just one person or one scenerio that caused out current situation, it's the accumulation of many. 1. Any unscrupulous people, whether it be lenders, real estate agents, appraisers, investors, owner occupied buyers, etc...2. Real estate agents- yep, I said it. We have to take a little responsibility. We pushed the bar to net our sellers the most money we could. That's not really a bad thing, but it is reality.3.Appraisers-Some ...

Another day, another set of figures released by the Florida Association of Realtors (FAR) regarding northeast Florida real estate.  Depending on who you are, the news of home sales dipping and median prices dropping in cities like Jacksonville either comes as upsetting news or an additional incentive towards embarking on a welcome opportunity. Jacksonville real estate home sales went down from an average of over $190,700 a year ago to an existing $184,600.   Condominiums also saw tremendous median price drops to just under $150,000, a substantial figure when compared to their almost $190,000 value they once demanded.  This is a trend that has continued which many have said only reflects the market’s continued deterioration.  True, it’s not the best of news but anyone who can look at t...

This article is Reproduced From Forbes Magazine and also appeared on AOL but I thought it would be useful to pass on and give us some hope! In this story we searched for markets that are overstocked with homes for sale, but are adding jobs and aren't plagued by lending conditions that may significantly threaten the market's health moving forward. We examined 2006-2007 data on job growth, from the Bureau of Labor statistics; foreclosure data from RealtyTrac, an online database of foreclosures gleaned from multiple listing services, bank-owned properties, bankruptcy records, loan histories, tax liens and lender information; and ZipRealty, an online firm that tracks vacancy rates through multiple listing services. Of the country's 40 largest metro areas these are where the best bargain buy...

If the number of showings on my listing on Ashglen Drive are any indication, the market is picking up again!  I don't know if it's a hic-cup or if this is a trend.  I talked to several agents today and they seemed to agree that there is more action "on the streets" right now. I'm excited! We have lots of listings out there that need to be sold.  Anxious, motivated sellers will have to compromise on price, but, if an offer comes along, they better grab the money and run with it! :) I am having an Open House at my Ashglen Drive listing on Sunday Feb 24th from 1-3.  I would love to see you there.  This house is move-in ready.  Come see for yourself! If I can help with your house hunting, just let me know-I'll be happy to help.

Now before you start throwing out the kids or in-laws, let me explain. If you're trying to sell your Jacksonville home and you're preparing for a showing, you might want to consider getting rid of your pets. Not permanently, just during the showing. Pets can be very distracting to the buyer when they are viewing your home. Let me give you some examples: 1. I had a listing where the homeowners had 2 dogs, both were boxers. One was just a pup, the other one was pretty old. The pup was put into a cage, but the older one didn't do well in cages. Normally, there was someone there to take them out for a walk so the buyer could take a look around, but a few times they weren't there. Boxers are usually pretty good size and I have to admit, I've mistaken them for pit-bulls. In one case an agen...

Does Transportation Indicate Jacksonville Real Estate Opportunities? Traffic in the United States is a growing predicament that some states have managed to tackle better than others.  New York is arguably the best example of a city that has managed to create truly capable citywide methods of transportation in comparison to other states like Florida where taking a bus simply isn’t a feasible alternative to driving the congested highways.  Jacksonville city officials are looking forward to rectifying this situation by investing more than $143 million dollars in a plan that will see the creation of a computerized traffic center and new bus and train stations. This lack of bus and train stations is largely what has been ailing and clogging the Jacksonville roadways and the ones across the ...

Thinking of selling? Here are some time tested tips to get you started. Outside: 1. Clean or paint your front door. Simple, but makes a huge impact when a buyer is walking up to enter your home. If it's faded, or shows signs of needing repair, clean it, stain it, or paint it. While you're on a roll, do the same with the back door and garage door. 2. Make sure your front lawn looks neat and tidy to make the first impression favorable. Cut the grass and trim the hedges and shrubs. **EXTRA** If you have a dog, make sure you clean up their land mines, nothing worse than stepping on one of those during a showing. 3. Check your roof for shingles or flashing that needs replacing. Here in Florida. we get algaeand every few years needs to be cleaned off the roof or  it will make your roof look o...

I found out something really interesting the other day. I holding an open house for Adams Homes on the Westside of Jacksonville last week when a couple wallked in looking for a new home. I asked if they were working with a Realtor already and the wife's comments were "no Realtor will be involved. I think some people may be aware of this but not all, people who work for builders are Real Estate Sales Associates, which what we all went to school for but being a Realtor sets us apart because of our membership and the right to advertise REALTOR on in the operation of our business. We are just held to a higher standard. I am thankful for this opportunity.
