Here are the numbers of active property listings, those under contract, and sold properties for Single Family Homes in Jacksonville Beach, FL for the month of October 2007:Active     331 active listings for Single Family Homes (no condos) Pending    13 pending  (there is a contract and inspections/financing have been done)Sold         10 sold (prices ranged from $165,000 to $4,300,000)Of the solds, 60% sold in less than 78 days, which is great news for sellers. Of the pending listings, 55% were pending in less than 78 days, which is also great news for sellers. It's that time again!  Jacksonville Beach is expecting 300,000-400,000 visitors this weekend as the Blue Angels and various other groups put on a fantastic show.  The activities are free and open to the public all day Saturday and Sunday.  This is a great weekend to schedule a Open House.  There should be a huge influx of people from all areas of the city.Good luck and enjoy the show.

With all of the talk going on in Jacksonville about taking water from the St. Johns River to supply the ever growing needs of Central Florida, water conservation is becoming a must.  I was watching my husband rinse out recyclable cans and bottles last night and got to thinking, how much water are we wasting getting items ready for the recycling bin? With water increasingly becoming a precious commodity, I don't think we should be wasting it in this way. I am going to recycle only jars and cans that do not have to be rinsed out.I already try to conserve water in many other ways and I'm always looking for other areas to cut water consumption.I hope that everyone at least tries to help out with what is going to be an ongoing crisis here in Florida and other areas of the country. Search for...

Cameras at busy intersections? That could become a reality for Jacksonville if councilman Stephen Joost has his way. There will be a public hearing for the bill on November 13th. Anyone who wants safer roads are urged to attend and lend their support. As a mother with 2 small children I actually don't like to have my children in the car unless it is absolutely necessary because I know there are a lot of people on the roads who seem to never have learned how to drive properly and obey the laws. Not sure what everyone else did for Make A Difference Day, here's what we did in NE FL.We have a STRONG community affairs dept of our Realtor board, and our local liasion has managed to get the Beaches division alone to complete 40 wheelchair ramps in 2007.We typically do one a week from Jan through April/early May, take the summer off, and then pick up again when the weather cools down.I'm proud to say we built an 18 foot ramp yesterday, with just 5 people - 3 volunteers (of which I was one), and two from the Housing Partnership (which provides the tools and materials).It's such an incredible feeling to see the faces of these people, some of whom have been homebound prior to the ramp - it's an honor to help them live a more complete life.Hope everyone had a great weekend!

I chair the weekly Beaches Realtor Council meetings, and we had a real estate attorney this morning, who shared some interesting facts about Jacksonville, and gave us a much-needed pep talk.  Here are snippets of the conversation: Jacksonville has amazing job growth, in all sectors of the workforce. For anyone who is not familiar with Jacksonville, we have tremendous port expansion capability with established north/south tradelines, and the city has recently completed negotiations with Mitsui to start an east/west tradeline.  One of the reasons our port is so strong is due to the infrastructure of interstate highways, and rail, giving our port outstanding distribution capabiliites with low overhead, and quick turnaround.Jacksonville has the one of the largest urban park systems in the c...

Maybe it was the 20,000,000 consecutive days of rain we've had lately, and my mood may have had something to do with my disappointment at the home and patio show at the Prime Osborn Convention Center in downtown Jacksonville this weekend.  Ordinarily just being at this venue makes whatever it is you're doing fun.  The Prime Osborn is the old train station, and it has much of the decor around to remind you of this fact. But this show!  Home yes.  Patio, hardly.  Unless we missed a room or even another building, this was mostly appliances, and garages.  There were so many ways to spend from $2000 to $3000 on the floor of your garage it was silly.  First of all, anyone with that kind of money doesn't go to a home show to buy the stuff.  And secondly, who in their right mind spends $3K on a...

St. Augustine usually has the bragging rights for art festivals, but every year the small village of San Marco, right across the bridge and south of Jacksonville, has a good one.  And today was the day.  Surprisingly, there was more jewelry art than anything else.  The booming beading industry has made a jewelry artisan out of a lot of people, and today illuminated many of the best there is in the area.  Silversmiths, goldsmiths, and simple beaders were in great number.  There were many fine photographers, watercolor artists, and oil painters selling both their originals and giclees, a reproduction process making the copy difficult to tell from the original. I went to a real estate investors' meeting the other night, thinking I might find some useful information, and make a contact or two.  I was invited by a hard money lender I had met at another networking function. I was one of several Realtors there, however, I appeared to be the only "retail" one; the others promoted they were "wholesalers" and they identified under-valued properties, did some minor improvements, and then sold said properties to investors.  Mainly, investors in the group was the gist I got.There was some open networking, then a break, then a VERY SUCCESSFUL investor got up to talk about how he's been making tons of money for over 23 years, and (of course!), all you had to do was go to his daylong seminar today (only $39!!), and learn from him. And for reinforcement, pu...

What a great surprise is in store for those moving to Jacksonville Fl who have grown accustomed to great public transportation.  Exploring the options available to visitors and residents, I have grown to appreciate the Jacksonville Transportation Authority and the variety of public transportation they provide their constituents. Has anyone else had this happen to them?My buyer's home inspection revealed VERY LITTLE wrong with the home; only suggestions were to have the air conditioner coil professionally cleaned, and an exterior outlet that did not have power.I had written in $2000 for repairs, knowing the listing agent would strike that to $1,000, which would be fine.Apparently, the exterior outlet simply needs an interior light switch flipped to make it work.  Issue dealt with. The seller and the seller's agent are saying they don't want to do the AC cleaning - it's my understanding the price for coil cleaning can vary from $150 to $450, depending on how intensive the cleaning is. I'm pretty surprised in this market any seller would be hesitant to pay for SO little in repairs.  My buyer has allergies, and wan...

Conversion of Garden Apts to Condos- one case study: Reserve at James IslandConverting current residential rental property to condos is an active and apparently profitable business model for owners of garden apartments, and apartment buildings. Some of these conversions have worked out extremely well for the new condo owners.
