Two weeks into May and we can see the strength we saw from home buyers in the Jupiter area during April has slowed. Through May 1st we have had 1,775 resale properties successfully close in the Northern Palm Beaches. When you compare that to last years volume of 1,985 you can see we have a long ways to go to keep pace with 2015’s record numbers. However, even with slowing demand median prices in the region for that period have moved from $294,900 to $308,000 for a year over year gain of 4.4%. Right now most of that gain can be attributed to the condominium market.   April was the first month this year we had improved upon 2015’s performance in pending home sales and gave us an opportunity to start playing catch up. The median sales price of a single family home in the Northern Palm Beaches continues on a see-saw pattern for the 4th straight month. The trend still remains in the favor of higher prices but no doubt this consolidation pattern bears watching; closely. Paradise Sharks sees signs that next month at this time we might be telling you that for the first time in a long time median prices will have dropped over the previous 12 month period.  Over the past 30 days the median price of that Jupiter area single family home has pulled back about 3.2% and now stands at $420,000. Getting the right home price assessed on a property has been an interesting adventure following the housing crisis. Properties in South Florida took a beating and although the recovery is well underway, there are some neighborhoods and communities, like the Jupiter luxury homes, that may still have some work ahead of them.Part of this work involves having an accurate appraisal done on a home where comps are way off due to foreclosures and short sales. It wasn’t supposed to happen. At least if we look at recent history it wasn’t. April is typically a month to hold our own, tread water, when it comes to writing new real estate contracts. But not this year, as pending home sales in the Northern Palm Beaches took off like a rocket ship during the month of April. Over the past 30 days the number of homes put under contract in Jupiter and the neighboring towns climbed almost 9%. April continues to shape up as a strong month for the real estate markets in the Northern Palm Beaches. As of April 15th, the median condo price in the area is up again for the 3rd straight month. Over that 90 day stretch the median price of a condominium in the Jupiter area is up over 6.2%.  While 2016 sales levels continue to lag behind year ago numbers, April is looking to be a month we may start catching up. Last year there was no growth in pending home sales in the Jupiter area and here we are on April 23rd and so far up about 6.7% for the month.Over the past month, actual closings of condominium sales have rebounded nicely with more units sold in the Jupiter area than we have seen in ten months. Home buyers in the Northern Palm Beaches have been busy. Not as busy as they were in 2015 but that was a record breaking year. Last year during the 1st quarter they snapped up 679 single family homes in the region at a median sales price of $379,900. This year they didn’t buy as many homes, a total of 625 during the same period, but the median sales price is up to $436,500.  Living in paradise is once again getting to be an expensive proposition. As of today, pending home sales are up again for the 3rd straight month. Up 5.3% over the past month with the majority of that increase coming since April 1st. As of April 1st the median price of a single family home in the Jupiter area is up again. Over the past month that median price is up 2.4%. Over the past year the median price has risen by 14.5%.  Over the past month, sales of single family homes in the Northern Palm Beaches were the strongest we have seen in months. Over the two previous months the volume of sales over the past 30 days is up about 35%. Pending home sales have been up significantly for over two months but we started to see that level off as Paradise Sharks reported in our April 1st market update.A month ago we saw these pending home sales numbers and thought the median price would have risen even higher. Different.Yesterday, I was reading an article about an appearance Burt Reynolds made Saturday at the Norton Museum and he was explaining why he moved from Hollywood to Jupiter. He used to land here and just being here lowered his blood pressure. Many of us feel that way. Jupiter is different and that difference should be embraced.  I have built or sold real property my entire life. I own and operate a boutique real estate brokerage and embrace being different. The number of homes on the market for buyers to select from in the Northern Palm Beaches has been steadily rising. As of April 1st, inventory levels are up again, but starting to slow. Over the past couple weeks inventory has only risen about 6 tenths of one percent. In real numbers that means a total of 14 more listings for buyers to choose from throughout the entire Northern Palm Beach region. Barely noticeable.   So what does that mean for the market? Median condo prices in the Northern Palm Beaches have made significant gains for each of the past 4 years. Since 2011 prices have moved higher each year and 2 1/2 months into the new year it certainly looks like a 5th straight year of increases is well underway. As of March 15th, the median sales price of a condominium in the Jupiter area is up again, about 1.3% over the past 30 days. Not a huge increase but it brings us back up to $200,000 for the 1st time in 4 months. Seasonal purchases have been decent and all signs are pointing to median prices increasing in the months ahead.Sales have slowed considerably when compared to year ago numbers. The number of homes for sale in the Northern Palm Beaches continues to grow. For 6th straight months the inventory of properties from which buyers can choose from has increased. As of today, there are more homes available for sale than anytime since way back in June of 2014. With more options on the shelf home buyers in Jupiter, and the surrounding villages, are writing contracts, lots of them.  The increases in inventory have been strong and across the board.
