Pending home sales pull back for 5th straight month  Summer isn’t over in south Florida. Here the high temperatures and high humidity stay around longer than many parts of the country and I always use the autumnal equinox as my “official” end of summer. This year that happens in Jupiter at 4:21 AM on September 23rd. I plan on being sleeping but when I wake up on the 23rd it’s fall in my world.  Summer has been interesting in the local real estate world with home inventory falling week after week after week. We use the summer solstice as our “official” start of summer and since then the number of properties available for sale in the Northern Palm Beaches has dropped from 1,768 to 1,610 a substantial decline of about 9%. Median sales price unchanged for 2nd straight month Condo prices tend to be much more volatile than single family homes, but for the last 90 days the median sales prices of condos here in the Northern Palm Beaches have just been hanging out. Hanging out at 7 year highs and seemingly waiting for summer to end. Sales volume has been steady and what we expect during this time of the year. In fact, as of this morning 30 day sales volume ending August 15th is exactly what we had during the same period in 2014.  As of August 15th, the median Jupiter area condo price sits at $210,000 unchanged for the past 90 days. This number shows a year over year gain of 8.2%. Single family homes have performed a bit better over the past year currently showing median price gains of 9.7% over 2014 numbers. I...

7th straight monthly decline Buyers who are actively looking for a Jupiter home to buy are feeling it. Anybody in the Northern Palm Beaches who is following the real estate market is feeling it. There just isn’t much out there to get excited about except higher prices. This certainly isn’t a market for making deals and it isn’t going to get better anytime soon.  As of this morning, the number of homes on the market for sale in Jupiter and the neighboring communities has dipped again. Down 3.3% over month ago numbers. Down 18.6% from where we stood one year ago today. Today’s numbers prove that point. August 1st numbers 12.3% higher than last year This summer Paradise Sharks decided to run our “Summers Saving Splash” where we give each of our buyer client’s a cash rebate at closing equal to 15% of the commission we received on their transaction. It’s really just a sign of gratitude for doing business with us during the “slower” summer months. As we start seeing numbers, this summer hasn’t been that slow. For Paradise Sharks, or the overall market here in the Northern Palm Beaches. As of this morning, pending home sales are down. But not by that much. Over the past 2 weeks a drop of about 1%. July is shaping up to be one of the best value months ever in real estate Paradise Sharks was born back on February 10th of last year. Our stated passion and the reason for creating this boutique real estate brokerage is, and was, to raise the quality and value of real estate services available to everyone.  Sales numbers fall for 3rd straight month We knew the real estate market here in the Northern Palm Beaches was going to be interesting this summer. It turns out that median condo prices in the area are fighting. They are fighting inventory levels that continue to drop. In their corner are sales. As of July 15th the fight is close with median condo prices in Jupiter and the surrounding communities unchanged over the past 30 days. Pitifully low inventory levels are doing all they can to keep prices moving higher with waning demand telling the referee buyers aren’t willing to pay more. At least not right now.
