I love ’em and I hate ’em. I seem to have mixed emotions about them. If “The Lovely Wife” is reading this, she will be shocked that I even wrote the word, emotions. They want the property exposed on the open market to attract a Buyer at the highest price possible. They want it to be an “Arm’s Length Transaction”. Typically the buyer has a credit issue, which would prevent them from seeking traditional financing. Issue include but are not limited to: Bankruptcy, strategic default, or foreclosure.
