Hi folks. There once was a time a few years ago where I posted quite a few market reports. I constantly studied my market to see if prices were still going down and by how much. But you know what? I no longer care. Does it really matter anymore? Property values in my market have dropped almost 80% from 2006 to today. Does it really matter if they have gone up 5% or down another 10%? The truth of the matter is that in my area, Central Florida, chances are that if you have not been foreclosed on yet you are still way upside down on your mortgage and can't sell without doing a short sale. The Lovely Wife has  a note posted on our refrigerator that reads "I only have a kitchen because it came with the house." The property: 4 bedroom 2 bath single family pool home located in the Bellalago subdivision of Kissimmee Florida. This home has 2,254 sq ft of living area and was built in 2005. I recently spoke to a potential Seller in Poinciana Florida.  She mentioned to me that she purchased her home in June of 2006 and now she was ready to move back up north. She wanted to know what she needed to do to get the equity out of her house. Well of course my first question was "Do you have a mortgage?" She said she did and that she owed them $212,000. Well Ok then. Her property is currently worth about $65,000!! She was a nice lady but no matter how hard I tried I  couldn't get her to understand that she wasn't in a position to sell unless she could bring about $175,000 to closing. We've all heard this before. The contract is negotiated, signed, the inspections are completed and things are moving forward just fine. The closing and our paycheck are right around the corner. Then out of the blue your customer/client calls you and says "We were talkng to Aunt Betty last night and she thinks the Sellers should replace the rotten fencing. Hi folks. Short Sale Designations. How many are there and does having one mean anything? Well there are a whole bunch of designations!! Having a Short Sale designation means that the agent, at a minimum, knows how to put together a short sale package to send to the lender. They have probably been through several hours of training either live or via the internet. I'm not aware of ANY designation that requires experience. And that's where the problem lies. An agent can have numerous Short Sale designations and market themselves as: "expert", "specialist", "professional", "genius", "certified", "consultant" and so forth.
