The lack luster Feb sales reports hit the news a few days ago. That's right, here we are in the month of APRIL and the public (prospective clients) are once again hearing how bad it was in Feb. They might as well have been  reporting on how many Tickle Me Elmos or WII games sold in Dec. I just wish Newscasters would do some follow up before they report.   If I was with public relations at NAR and sent out this report to the news media or via a news release. I would make it a point to ask the news media; please do your due diligence and follow up with some local Realtors and get some stats on March sales, before putting together your Real Estate News Report. Would that be asking too much of them. I don't know how it is where you are reading this but, here in Ctrl. Florida March was fant...

I listed a home 11 months ago. I stepped down the price as the market fell. Starting at $119,000 and when I hit $99,000 I got an offer. When I went over the offer with my client, she was distraught that he had to come out of pocket to sell the home. The offer was for $95,000 and the note was $113,000.We got into the conversation about possibly short selling it. Now not a payment had not been missed. But we had a cash offer. The home was vacant and the monthly mortgage payment was a financial hardship. So I put a file together and faxed it over to the lender. The file was complete, hardship letter, the financials, and comps. I faxed the packet on March 20th. The closing scheduled for April 16th. The lender: Amtrust formally know as Ohio Savings Bank. I called on the 21st to check if they...

Buyers remorse. Most buyers that sign a purchase agreement usually feel a a wave of anxiety. They question their judgment, is this the right home for my family, did I pay too much, or can I really afford the payments. Buyer's remorse is completely normal.During the current market, buyer's always ask themselves if they waited, would they have gotten a better deal? Then there is friends and family, they always know someone  who paid less for the same exact home. Instead of congratulating you on your new home ownership,  they become experts in Real Estate and your purchase was ill advised. If buyer's remorse is getting you down, ask friends that have recently purchased a home and find out if they had similar feelings. I am certain you will find that they did. But they will also tell you tha...

Selecting A Real Estate Agent Finding the right real estate agent to help you in your search is the important first step to take when you are ready to buy a new home. Some people feel it is better to use someone you don't know--I can't agree with this thought because someone you know will usually go above and beyond the call of duty and have you as top priority at all times.Knowledge, professionalism and experience are the important factors to consider when selecting a real estate agent. You should also look for someone who listens carefully to what you want in a new home and who knows the market well enough to find the right house for you within a reasonable period of time. Be comfortable with the person you choose. If you feel like the real estate agent is sensitive to your needs and ...

The virtue of self-reliance is as American as baseball and apple pie--except if you are trying to sell your own home. Here such a "virtue" can cost you time, effort, and possibly money.Because the overwhelming majority of homes that sell are listed with a real estate agent, you will be going against significant odds if you decide to sell your own home. The experience of a real estate professional may get you a better price and help you to avoid all the "little" things that can go wrong in a real estate transaction. The desire to "save" the commission on a property is the reason most people decide not to work with a real estate agent. Prospective buyers who look for properties that are "For Sale By Owner" (FSBOs) are also wanting to avoid the commission--and to get a less-than-market-valu...

Most buyers want a home that is in tip-top condition and ready for them to occupy, but many homes sell for bargain prices because they need work. Buyers love "fixer-uppers" for the obvious reasons: the affordable price and the satisfaction of remodeling the house to accommodate your tastes and needs. Whether you are buying the property for yourself or as an investment, choose a house that is in a good location and structurally sound. It should be priced enough below market value (usually 25%) to allow plenty of room for a profitable re-sale after the work is completed. It is important to educate yourself before taking on a fixer-upper project. Inexpensive cosmetic improvements often give the greatest return on your investment-- paint will increase the value three times for every dollar i...

Many homeowners wait until they are ready to put their home on the market before painting, planting flowers, and making other improvements to their homes. After completing these improvements, they may be so delighted with the results that they wish they had done the work on their home sooner in order to enjoy the changes.Whether you have recently purchased a home or have been settled in your home for several years, you should consider evaluating the condition of your house as if you planned to sell it soon. Maximize your home's "curb appeal" now, so that you will reap the benefits every time you pull into your driveway. Plant those flowers and bulbs and you will have your fresh flowers on your own dining room table. Add new window treatments to freshen the appearance of the main rooms. ...

The process of selling your home is more complex than most people realize. When a qualified buyer submits an offer on your home, the seller feels that the transaction is done and the Real Estate Agent is done. This is so far from the truth. When in fact The Real Estate Agents job has just begun. If the agent sits back on auto pilot, the transaction will must likely come undone.Real Estate transactions usually have a few problems. First, getting through the home inspection can be filled with surprises. Next, the appraisal has to justify the loan the bank is willing to make. Then of course, the loan application must be monitored until it's approved. There are rarely problem free transactions and here is where your Real Estate professional earns his or her money. Getting through these obsta...

Do you have a dog or cat that lives indoors with the family? A pet can pose a problem when your property is listed for sale. Even if prospective buyers have pets of their own that smell just like yours, they may be repelled by animal odors as they tour your home. If you have a pet odor problem, you should hire a professional to clean and deodorize the furniture and/or carpets that have been affected. Check the cat box frequently and keep the kitty litter fresh. Some people have allergies to pet hair or irrational fears of certain animals, so it is a good idea to put dogs or cats outside or confine them to one area when your house is being shown. It is hard for buyers to appreciate your home through puffy, watery eyes or in between sneezes! Even if the house is exactly what they want, yo...
