Funny Friday post...lost dog with hump?     Funny Friday post...lost dog with hump?   This was posted on the side of a mailbox in our office park.  I do hope whomever has lost their old, humpy dog will have it returned to 'em (or that it will find its own way home)- but I can't help but think this sign could be just a tad bit more descriptive! If you're here in the Lake Mary, FL area and happen to stumble across this humpy dog, please call the number on the sign...   Funny Friday post...lost dog with hump?

Lake Mary Home For Sale if proud to offer this lovely home priced at $189,900! Named after the wife of a minister who settled on the northern shores of the lake, Lake Mary started as a village of two tiny settlements called Bent's Station and Belle Fontaine. They were located along the railroad that ran between Sanford and Orlando. The City began primarily as a citrus-based agricultural community. In the early seventies, as the Disney development surge pushed northward, Lake Mary began to transform into a semi-rural bedroom community serving Orlando. During the late eighties and early nineties the City experienced tremendous growth in residential development as well as an economic development center with hundreds of thousands of square feet of office, retail and industrial uses. FOXY INTERIORS INCORPORATED SERVING CENTRAL FLORIDA HOME STAGING. REDESIGN. RENOVATION I remember when my son was young reading and hearing many articles which stated “it takes a village”.  Could you imagine if we all acted independently of each other?  We wouldn’t get very far, now would we?  It really does take a village to make it all happen. The same is true of selling a home:  It takes a team of people to make it all happen -- all the way from preparing the home for sale to the closing.  So who all is “in the village” and on the team? Preparation:   The homeowner may do the preparation or enlist a series of hired help to get it done.  This may include a painter, electrician, plumber, landscaper, handyman, window washer and a home stager who helps you coordinate these contractors an...

FOXY INTERIORS INCORPORATED SERVING CENTRAL FLORIDA HOME STAGING. REDESIGN. RENOVATION Eye Candy!  Eye Candy!  I want eye candy when I look at homes for sale.  And who doesn’t love candy?  When I look at homes for sale though, I want eye candy.  I want to look at a move-in ready home, one that is very appeasing to my eyes.  For the money I’m about to spend as a potential home buyer, I want the view to be the best possible.  Please give me eye candy! I just got ear candy as I just listened to my husband play guitar.  He’s a fabulous musician and has practiced and practiced to hone his musical skills.  Jim has played in multiple bands and is pretty darn good at his craft.  He did not get this way overnight.  The video at a band practice below is raw video; and Jim, the other half of Foxy ...

7 Deadly Sins in Orlando Short Sales There are many reasons why an Orlando Short Sale does not close but here are some to the most common short sale obstacles:   1. The property may go into foreclosure before the short sale is completed. The banks “short sale” department does not communicate with the foreclosure department, so while you are waiting for a response on the short sale, the property is being auctioned off as a foreclosure at the courthouse steps. 2.   The seller may file bankruptcy which may put a stop to any foreclosure procedure and seller may decide they want to continue living in a home they have stopped paying for…so they procrastinate when the bank requests more documentation.                                                                                            ...

Back to school time, Central Florida Yes, it's that time already. Here in the Orlando area, the surrounding areas fall in as many as 6 different counties- so it does get a bit tricky keeping up with things sometimes.  With schools getting re-zoned a good bit, it even gets tricky within districts- and the "Where does my kid go this year?" question is one you'll hear a good bit these days. Things are great when it comes to Seminole and Orange counties- and they're the ones where a great deal of our properties sit. Seminole County Schools start tomorrow, August 13th.  That system is one of the top 5 systems in Florida, and the high-quality education its schools provide makes homes in the district very, very desirable.  The following link leads to the school district's calendar for the comi...

"How do you handle evictions?" Owner FAQ Series, #6: "How do you handle evictions?"   http://youtu.be/7jW6Xj07va0 Orlando Property Manager Dennis Burgess (Legends Realty) continues his series of Frequently Asked Questions. Today, he discusses an owner-type question. Evictions stink. They stink for the tenant, stink for the owner, stink for me. I've had a tota of 3 "physical evictions" in my nearly 5 years here in Florida, and I remember each one of them as if they were yesterday. Anyone who thinks there's joy to be found in placing folks' belongings on the curb is sadly mistaken- but it's a reality and responsibility of the cuprent profession I've chosen. br> That said, when a tenant fails to pay rent by the end of the 4th day of a month, I generate and deliver a 3-day statutory notice...
