Moved to Marco Island in 1997, after the typical drive over the Judge Jolley Bridge reaction to seeing such a beautiful island! Little did we know that we were surrounded by over 110,000 acres of pristine tropical uplands, mangroves, swamps and mudflats, secured in perpituity by the Conservancy of Southwest Florida, or that there are only 12,000 residents all year round, or that with three supermarkets, two pharmacies (at the time, now four),3 beach access points, (now four , working on five) two boat launches, yacht club, private country club, 2 marinas, all within walking distance!We were just in awe of the quiet laid back, yet amenty rich island, accessible by car, boat or airplane. Foreclosures and short sales have become a common term in real estate.  Many areas have additional properties entering the marketplace from new construction due to high rise condominiums to sprawling new communities which adds pressure to the existing properties on the market.    Market Update: May shows largest number of sales in three years By NATALIE KIRSTEIN Wednesday, June 18, 2008 Market improvement has been reported on a local and state-wide level in recent months. For Marco Island, May showed a spike many Realtors have anticipated since late fall. With 98 closed sales in May 2008, this represented a jump of significant proportion over the previous month by 66 percent. As indicated on the accompanying chart, the sales levels are consistent with May 2005. Furthermore, as of June 12, 2008, pending and closed sales are on target to continue the positive sales growth with 30 pending sales and 25 closed sales (6/1/08-6/12/08). I've watched a lot of trends and analyzed the Marco Island real estate statistics until I see double. There is just no denying that there is something positive happening in the Marco Island and Naples area. Case in point, web traffic and qualified leads have increase considerably over the last year Pending & closed sales are outperform the previous year's volumes Buyers have become more proactive and aggressive in their searches Value properties are receiving multiple offers at the same time Buyers continue to queue into this summer's buyer's market In the last couple of months, I've been in a few dogfights to position buyer's into top spot to get these hot properties. Just a quick note to say that while we are still seeing price decreases, we are starting to see some random price increases.  AND lot sales have picked up a bit!  We still have some great deals, especially for the end user who wants to make Marco their long-term home/investment.  I'm encouraging my hold-outs to buy this summer.  There are a variety of short-sales, foreclosures as well as unemcumbered properties to choose from-a great chance to get on the water or near the beach for 2003 prices.

We are seeing some high end houses being sold in the last month-including one that closed for 7.75 million!  26 houses have changed hands on Marco Island in May-this summer is the right time to buy, as prices are better for buyers than they have been in  years.  Something you need to be aware of though: not every property for sale is distressed.  That said, we do have experience with short sales, and can explain the ropes!  Short sales require you to be well qualified, and PATIENT.  Lenders unfortunately have HUGE backlogs of foreclosures and buyers are at the mercy of these extended time tables.  If you want to buy something quickly, there are plenty of great properties on Marco Island that aren't distressed. Just what every Marco Island Resident doesn't want to see. Another negative headline involving Marco Island. Recently I wrote about the Madeira and now this NY Times Headline today...Mortgage Fraud hurts real people and it is scary to think that Florida leads the nation in this crime. There is a wide variety of dining options on Marco Island. There is your fine dining, pizza places, your casual dining establishments and of course there is seafood!One such place is Big Al's Deli and it just so happens to be one of my favorite places to get a sandwich or soup on Marco Island. But I am not the only person that thinks it is terrific! At lunch time there is always a line at Big Al's. If you are taking out, call ahead and just pick up your order, it is a lot faster.
