This weekend will be ripe for remembering that old saying, "Spring Forward and Fall Behind".  This coming Sunday November 3rd at 2:00am, it will be time to change the time of your clocks back one hour.  I admit, I love knowing that I have an extra hour to sleep in this weekend!

This is a video blog post about how many potential home buyers will spend time worrying about how much money they save off the price of a home they are considering purchasing...instead of how good the deal is on the specific home they like. I give details on how to overcome this pratfall...and how you can get the best deal on the home you love :)   Thanks for watching :-)

As we come out of the hideous recession we have experienced in the past few years, I have potential Buyers ask me if it is a good reason to Buy rather than rent on the Space Coast.  I enthusiastically respond that they should Buy!  Here are 10 reasons why... Top 10 reasons to own rather than rent 1. You own it: There is no landlord that you have to talk to if you want to paint your family room red. 2. You can deduct your interest: Mortgage interest, property taxes and a good chunk of the costs that are a part of buying a home can be deducted from your taxes. 3. Interest rates: The cost to borrow money is still at a great low rate.  If you’re going to buy, this is the time to do it, and DON'T get an ARM unless you know for certain you will be in the home only a short time. 4. You invest ...

Did you know that approximately 1/3 of homeowners don't have a mortgage? Who are they? Many would think that they are the wealthiest people.  But, that isn't always the case.  Some wealthy owners enjoy the tax advantages of carrying a mortgage on their home. Often they are able to itemize their deductions, and this includes mortgage interest paid. Some of the humblest home owners are the ones that have no mortgage payments on their homes at all. Some families with shaky credit are pooling their resources with other family members to purchase a small, inexpensive home together for all cash.  We are hearing of more and more multi generational families moving in together, to make living a bit more affordable for all.  Today, many couples reaching retirement age, are doing what they can t...

Financial Planners Receive Reverse Mortgage Education...Part 2 of 2 Security One Lending, a subsidiary of Reverse Mortgage Solutions, is making strides in educating financial planners about the reverse mortgage. The recent changes, in a sense, have lit a spark. Presently, many financial institutions are taking advantage of the change by educating new employees and consumers about the benefits of the program, not as a "last resort," but as a "financial planning tool." According to an article published in Reverse Mortgage Daily, the first step, in what Security One Lending hope will be many, was a a webinar titled "A Fresh Look at Reverse Mortgages," which attracted 500 financial advisors. The webinar featured guest speaker Michael Kitces, who has outlined the benefits of a reverse mortga...

When a house goes up for sale, should the personal family photos stay in the house or should they be put away before the sign goes up? I have mixed feelings on family photos. My response would be that it depends on the pictures, how many, their location, etc. Maybe as a seller this thought has never entered your mind.  Put my family photos away to sell your own home...what do you mean?  Why? What's the big deal?  Well, it depends on who's looking at it (or should I say; who's looking at them). When placing a home on the market a REALTOR's job is to be sure the house shows in it's best light. It should be staged to showcase it's great amenities.  We want it to appeal to as many buyer's as possible.  Today, many homes are professionally staged. Kudos to all of you professional stagers, yo...

Here in Brevard County we are still in the midst of Tropical Storm Season.  Thank goodness it's been quiet, to date.  But, my question is, when was the last time you reviewed your insurance policy? What about REALTORS and Lenders, do you know when your previous clients last reviewed theirs? When was the last time you contacted your insurance agent to discuss your policy? I have had homeowners tell me that they haven't spoken to their insurance agent in over ten years, nor have they updated their coverage! I am shocked and I tell them so! Do you know what your policy covers? Do you have enough coverage on your home? Does your policy cover flooding? Do you have a separate flood policy? What does that policy cover? Does your policy cover mold and mildew? Does your current insurance policy ...

As Realtors, we are all independent contractors. Our average demographic would be much older than the national average...and we (because we all own our businesses) must fight to find decent priced health care.  In short: We should be poster children for Obamacare! My nightmare all started two days before the October sign on started. I wanted to get info on the four plans available (if you do no know, or have not gone on the site yet...you can choose from bronze, silver, gold and platinum). I was not looking for a price...just the differences in what the four plans would cover. The only response was: Come back later for details. I started to wonder why I could not get any details 48 hours before roll out??? On day one I went onto the website. I tried for two hours...every time I would be...

Here is my new video. It is about the four different types of real estate representation a seller can choose when selling a home here on the Space Coast. I go into FSBO's, Entry Only into the MLS, Limited Service Brokers and Full Service Brokers. The idea behind the video is to inform potential sellers on what type of agent and agency they can hire...and to allow the seller to distinguish between real estate firms and models that are available to them.

One of the best things about being on the beautiful Space Coast of Florida is the fresh fish and seafood I find at Moon's Seafood at 461 North Harbor City Blvd (US1) in Melbourne.  Also known locally as Moon's Amazing Seafood. Nick Moon opened Moon's Amazing Seafood in 1985, with a goal to find every "viable path to buy and produce high-quality seafood and sell it with the highest ethical standards-- with no unpleasant surprises".  In my opinion, Moon’s Amazing Seafood has accomplished that goal. Over the years Moon’s Amazing Seafood has not only operated the retail store on US1, but also a fish dock, fishing boats and run a wholesale distribution center.  The benefit of that to you and mec, the buying public, is a market that has a broad base of experience and in depth of knowledge of ...

It is no secret that both the Atlantic and Gulf coasts are very susceptible to big storms. Tropical storms, tropical depressions, hurricanes, etc...they can all impact our coastlines almost any month of the year. Historically the Space Coast has been impacted by fewer large storms than many other areas within our State. I have even had potential clients tell me they fear buying along the coast because they think we might be "due" for a named storm...worried maybe our "luck" may run out. ...to set the record straight...it really isn't luck that keeps the majority of big storms away from the Space Coast. It happens to be the gulf stream! The shape of Florida brings the Gulf Stream directly up the coast until it reaches just north of West Palm Beach. At that point the State cuts back west...

Is This The Right Time To Sell Your Home?                                       Should you sell your home now or should you wait? Here are some reasons why this is the perfect time to sell your home: There is a Higher Demand for Homes on the Market        One of the most basic concept of economics is supply and demand. According to the Florida Association of Realtors closed sales of single family homes in Brevard County, FL for August 2013, are up by 11.5% since August 2012. The report also shows that there is only a 4.1 month inventory currently available in the market. In a normal market there is about a 6 month supply of homes. So we can see that available inventory is somewhat low. There are buyers out there who are seriously looking to purchase a home. Sellers of homes sold recentl...

A REALTOR can be a wealth of knowledge to a prospective buyer.  REALTORS build relationships with customers and often buyers feel that they can talk to them about anything. Due to various laws there are many questions that REALTORS cannot answer. For example REALTORS cannot comment on- - demographic statistics, such as the cultural make up of a neighborhood. - sex offenders in a neighborhood. - crime statistics in a neighborhood. REALTORS are forbidden from steering a buyer to or away from a specific area. In our area of Brevard County Florida we had seen such a population boom that our school districts and boundary maps were continually changing.  So, when a buyer moved to a specified area, we were uncertain as to whether their home will be included in their school district of choice t...

So many owners have pets today.  I recently read an article that said that over 75% of homeowners have some type of pet.  That means dogs and cats, guinea pigs and gerbils, turtles and fish, birds and snakes.  Well, whatever type of pet you have...we can all agree that we all love our pets.  After all, they're part of the family, aren't they? But, when it comes to selling your home, buyers don't want to be reminded about your sweet little furry critter. Not everyone appreciates your pet like you do. There is no bigger turn off when walking through the front door of a home than the "smell" of your pet.  I have seen buyers turn on their heel and walk right back out if they even catch a hint of a smelly pet. So, sellers, be very careful that your home is deoderized and ready to "s...

Home buyers decide whether or not to look inside a house based on its curb appeal or the exterior appearance of a property. What they see when they drive by, or when they arrive for a showing sets the tone for that first impression. It often determines if a buyer wants to go inside. To prepare the house for sale, first you have to detach yourself from the property. We are all proud of our homes, but when getting ready to sell, you must try to detach yourself from the house and remember that this is a business transaction. Try to look at your house in the same way a potential home buyer may. The next time you come home, stop across the street or far enough down the driveway to get a good view of the house and its surroundings. What is your first impression of the house and yard are...
