Things seem to be all out of order to me. Not that today's way is bad, just not what I grew up knowing what was the order of events. Young people single and are buying homes together. You will need to understand what choices you have as far as the way the title to the home reads. If single you may want to take the title as joint tenants with right of survivorship. That means if one of you passes away then the property goes tto the surviving person and not their heirs. Merritt Island Homes For Sale Report for today. There are currently 353 active real estate listings in Merritt Island today.  Out of that number, 91 are listed as short sales which eqates to 26%. On the other hand, there are only 20 bank owned properties listed in all of Merritt Island.  There is no one neighborhood where the foreclosures are concentrated.  Newfound Harbor has the most with 2, otherwise they are pretty spread out. Of the 20 foreclosed properties 17 are residential, 2 are townhomes and only 1 condo.  6 properties are waterfront but only one is on a navigable canal.  the other 5 are on a lake or pond. If you want to sell in todays market chances are you will accomplish your goals! And if you are buying here the prices are affordable! In the price range of listings $100K-$250K there were 14 SOLD homes between 1/1/2011 and 3/24/2011. The actual sales prices were $95K-$229,900.  7 sales were on the market under 100 days! A lesson in how NOT to create urgency - What is the sign in the yard telling potential buyers? Urgency.  It's a word you'll hear over and over in any introductory sales class.  If you don't create urgency, the buyer will have less motivation and is less likely to purchase.  While this is true, as you gain experience, you learn that there is an important and sometimes subtle distinction between creating a sincere sense of urgency and creating pressure to act through a manufactured false sense of urgency.  That distinction aside, I think most Realtors would agree that being able to convey urgency to their client, when appropriate, is a skill that both essential to develop and that must be practiced to be perfected.   With the idea of urgency in mind, I, in good humor, share with you a sig... 08/18/2010

I was recently tagged in a Facebook photo (below) and realized I had never seen the the other 114 photos of a benefit I played at in 2007. It was for Cynthia, a wonderful lady who loves music and supported local entertainers here in Brevard County, Florida. She owned a small eclectic place called the Wacky Hut in Merritt Island, fell ill and had to to close it. The benefit was to help pay for her medical bills. You never know who's watching. This 4' to 6' reptilian was watching the Peck Painting crew paint a gazebo  for a homeowners association the last couple of day's in Merritt Island, Florida.
