If you think listing your Miami Beach property for sale in the Fall is a waste of time, think again! For us, the Fall can be one of the busier buying times of the year. Buyers who are out and searching this time of the year are often more serious buyers and there is usually less inventory because everyone waits until the Spring. What you have to keep in mind is that we are not necessarily a typical market where people are timing school changes, snowy weather and other average selling barriers. Miami Beach real estate draws a crowd of buyers throughout the year including those interested in buying second homes, International buyers and others. We are not your typical real estate market. We are always looking for inventory to list in the Fall. Here are a few of my top reasons why you should ...

This is a rendering of what was to be built(white angled balconies) but the developer pulled out and sold the one acre lot to a Chinese developer for $38.5 million which closed Tuesday of this week.Developer Don Peebles, who sold the waterfront site at 6747 Collins Ave. in North Beach, had planned to build a boutique luxury condo called Bath Club Estates. He paid just $4.6 million for the property in 2010. Hefty profit I would say! Read more here: http://www.miamiherald.com/news/business/real-estate-news/article39337311.html#storylink=cpy

Forbes puts Hedge fund billionaire Kenneth Griffin’s net worth at about $7 billion. He is the mystery man who paid $10 million above asking price for the 12,516-square-foot unit at the ultra-luxury 18-story tower built by Argentine developer Alan Faena. The deal was done through a Delaware corporation that lists no owner or board members. Delaware state law does not require companies to reveal their owners. Wealthy buyers often use such tactics to obscure their identities and prevent them from showing up in public property records. At $60 million it eclipses the previous sales record for a local home on Indian Creek that went for $47 million in 2012. The record for a condo was a unit at the Continuum in South Beach that sold for $27.5 million, or $3,342 per square foot, in 2014. Read mor...

According to research firm Knight Frank, Miami is a rising star. While the financial crisis in 2008 left the city barren of investment, becoming the foreclosure and repossession capital of the country, it seems that there are now fruits to bear. The Guardian reports that prices for prime property have leapt 91% in the last five years. The $60M record-breaking Faena House sale is one very visible indicator of this. Given this trajectory, Miami should become an increasingly more attractive investment opportunity.

The 12,000 sq ft penthouseat the Faena closed this week setting a record high price for a condo in Miami.      A duplex penthouse at the Faena House condominium in Miami Beach has sold for a record $60 million, the developer confirmed. According to Faena Group’s Alicia Goldstein, the deal, which closed Monday, is the highest price ever paid for a single family home in the Miami area. The prior record was set in 2012 by the $47 million of a roughly 30,000-square-foot home in Indian Creek Village. The penthouse listed in 2013 and went into contract in April of last year, before the building was completed. The developer customized the layout for the buyer, Ms. Goldstein said, and the apartment now has eight bedrooms, over 12,500 square feet of interior space and nearly 10,000 square feet o...

The Collins Park Hotel Restoration  After getting the project approved all the way back in 2012, the Chetrit Group has secured a $55 million loan and is finally moving forward on plans to restore a block of art deco and midcentury modern hotels and apartment building just off Collins Park to create a boutique hotel. Calling the entire assemblage the Collins Park Hotel, which was the historical name of one of the buildings, the project as designed by Kobi Karp was approved about three hundred rooms and will be a mixture of historic restorations and infill additions. Right now, the structures are burned out carcasses, likely the result of an arson in 2007, that luckily haven't fallen in on themselves since. If it all turns out as shown in these renderings I for one can't wait to see the f...

Here is one for the record books!    Sold at $370 million dollars is the entire block of Lincoln Road that housed the Pottery Barn and Williams Sonoma. The Comras company paid $12 million for it in 1999. The buyer was Spanish billionaire owner of the Zara retail stores. This is the second highest real estate sale in Miami-Dade County history. That woulda been a great commission check!

If you are thinking of selling your Miami Beach home and want to get top dollar, it’s important to make sure it doesn’t have unpleasant smell. As soon as you open the doors to the potential buyers the first impression is often the smell. The question is does your home smell nice, refreshed and clean? If not, it’s time to get to work so that every buyer is left with the best first “smell” impression.Jamey & Ognjen talk more about what you need to know below. When thinking about selling your Miami Beach Home here are smell tips that matter:1.  Before listing and before every showing. Clean the kitchen, take the garbage out, remove and clean the dirty dishes, bleach (which kills most of the bad odors) for drains and clean the refrigerator.2.  If you are smoker, don’t smoke inside. These day...

A hedge fund couple will have to wait a little longer before they can replace a 13,681-square-foot, 1920s-home on Star Island with a modern 9,178-square-foot home. The Miami Beach Design Review Board postponed a decision on approving the project until November 3rd. The reason: they want to give Wayne and Wendy Holman more time to explore ways to save the current house at 31 Star Island Drive, even though the Holmans don’t want to keep it.Wayne Holman, founder of Ridgeback Capital Management, and his wife Wendy, formerly of Ziff Brothers Investments, bought the house and the 60,735 square foot lot from Sam and Roni Jacobson for $18.8 million in June 2014 because of its lush landscaping and because it was next door to their modern 16,438-square-foot home at 31 Star Island Drive. The Holma...

The Mediterranean Revival mansion at 31 Star Island Drive was probably built in 1920 by an unknown architect, and had an addition put on in 1926 by Walter DeGarmo, Miami's first registered architect. It was built for Cecil Fowler, a banker and business partner of Miami Beach developer Carl Fisher on the Flamingo Hotel project. Having survived over 90 years, it will go up before the City of Miami Beach's Design Review Board at 8:30 AM today, where its current owner hopes to have a new and radically different, contemporary replacement by architect Kobi Karp approved.               Here is the replacement

Are you a 20-something bachelor looking for a new pad in a great location? Are you looking for a great investment property to rent your place out to a 20-something bachelor? Do you love Art Deco architecture as much as I do?  I've got your apartment right here. It's often overlooked, but it never disappoints. It's called Vanderbilt, and it's one of the most solid properties in South Beach for some of the best prices I know. I've got two cases in point, both one-bedroom condos with a little over 600 square feet. One of them sold for $250,000. It has hardwood floors throughout and sloping ceilings and big windows, stainless steel appliances and marble bathroom. The other has a lot of the same stuff but slightly different design. It sold for $183,000 early last year. Prices may have gone u...
