The luxury Miami Beach real estate  market for condos and single family homes is often misunderstood by out of town and international buyers.  To be more clear, many buyers who want to buy in our market don't fully understand our market and what you get for your money.  Although the Internet is a great place to start getting a good feel of what you get for your money, there is a lot of bad information out there about our market and often buyers don't get the true picture until they start looking in person. For instance in addition to the unit itself, there is also a feeling buyers need to get of the building, its services and the surrounding neighborhood.  You cannot get that online.  Also the bottom of our market was several years ago, if you are looking for deeply discounted propertie...

As a Miami Beach real estate agent, it's really important to explain to our new buyers the nuances of our local real estate.  That is after all why buyers hire us, to save time and money.  When buying real estate in any town, I think it's key hire an experienced agent to best assist you through the process.  Every state has different laws and nuances and every transaction is different.  It’s important to know how the process goes, what to anticipate and who is working for you and in your best interests.  Although you may not think it matters, understanding these small details will over time save you money and a lot of headaches. For instance I had someone call me for an out of state referral a few days ago.  They were from New York and have purchased a lot of properties in New York.  Th...

Make no mistake, buying Miami Beach real estate is a major undertaking and there are many important steps you need to take along the way. At the same time there are a number of silly things that home buyers do that can make the purchase of their dream home more challenging and in many cases far more expensive than it needs to be.   In the video below Miami Beach real estate agents give you a few tips so you don't make the same mistakes.   Key Take a ways: 1.  Calling a number of agents while perfectly acceptable can create a range of problems, especially when you consider that all agents have access to the same database. 2.  You will be much better off finding an agent you feel comfortable with and someone you can relate to because you are far more likely to be satisfied. Going to the...

TALK ABOUT A DAY AT THE BEACH! Just SOLD and CLOSED   This week a lovely couple and their dog Fluffy closed on a 2/2 at the AKOYA Condominium on Miami Beach. They are very excited about moving in soon after a few renovations are completed. They are also thrilled that they will not have to deal with any more Polar Vortex's ever again!                                     Here is the view they will now be waking up to all winter long. Little Fluffy is excited too and even gave his (4) snow boots to a friend.

North Bay Road in Miami Beach is one of the best prime real estate locations in Miami Beach.  It is an extremely desirable area for high profile local and international residents. The waterfront homes on this prestigious street are known for their spectacular views, boat slips and lots. Lately there has been a lot of activity on the North Bay Road in Miami Beach real estate market.   A couple of weeks ago a North Bay Road waterfront home sold for $8.4 million.  This property was on and off the market for the past year and a half.  Based on MLS square footage, it sold for $946 per square foot! Wow! A waterfront property sold for under $1,000 per square foot on North Bay Road? Does it sound too good to be true? Well, not necessarily, the property still needs to be completed (see image b...

There is a lot more to accepting an offer on your Miami Beach other than just price.  As experienced listing agents we are trained to really delve deeper into the offer to make sure you not only get the best price but also the best terms.  It's really key to understand the contract and other small terms that can make or break a deal when you are under contract.  One small nuance can lead to major problems and cause a real estate transaction to collapse and cost you a lot of money in the long run.  There are never any guarantees and it's impossible to control all reactions to delicate contract negotiations, but starting out by choosing the best offer is one way to start out strong. In this video below, Jamey and Ognjen talk more about How to Choose the Best Offer for Your Miami Beach Hom...

Well it finally has come-the 350K mark. It seems like I got to 300K fast and then it took forever to get that last 50K. With all the new ways to get extra points the next 50k should be faster-I hope! In the meantime as I scour the beach for interesting ideas to write about enjoy this photo I took on South Beach on this glorious autumn day.

When most people see Icon South Beach, their first thought is, “Whoa.” Developer Jorge Perez and world-famous designer Philippe Starck have found a way to embody all the energy of Miami in a single incredible property, located in the glamorous South of Fifth neighborhood of South Beach. “One peek inside the lobby, and most people are ready to buy,” says Miami Beach Realtor Josh Sten. The 290 residences of this 40-story tower are impressive. While most condos in Miami follow a mold, Philippe Starck has offered four distinct design themes that characterize the nine different floor plans, which means each unit has an individualized feel. Yet there are fixed standards of luxury. Enjoy nine-foot ceilings with sweeping floor-to-ceiling window views. Residents have a choice of marble or granit...

Here are 2 of the 5 new hotels soon to open in Miami Beach   The Aloft South Beach: The Aloft is Just two blocks away from its "big sister", the W South Beach, at 2360 Collins Avenue but it will have a decidedly different vibe since it is repurposing the space once known as the Ankara Hotel. The good thing is the rates should be a lot cheaper than the W. The hotel is set to open on March 19 with 235 guest rooms, free WiFi and all the branded Aloft amenities you've come to expect. No rates are out yet and we're not sure there will be a resort fee since this isn't a full-service brand. AC Hotels By Marriott: The newly imported AC Hotels by Marriott (imported from Spain) will be located near its "big sister", The Edition, at 2912 Collins Avenue. The opening date is set tentatively for Marc...

HOW FAR DOES $1M GO IN MIAMI BEACH? I’m from Cleveland, Ohio, where you can buy a beautiful, historic mansion in the most exclusive neighborhood for around $700,000. I’m talking about five bedrooms, five bathrooms and over 5,000 square feet on sprawling acreage. But how far can that kind of money go in Miami Beach? You may need to sacrifice a couple of bedrooms, but great deals are out there.A few weeks ago, some clients visited from Brazil who planned to move here full time. So everything was important to them: size, location, schools. We looked at everything available for under $1 million, including condos and a few single-family homes. Of everything we saw, one of the best deals I found was at the new pre-construction condo project in Miami Beach called Peloro. Here, you can get a b...

Josh Stein Realtor’s Building of the Week: Bali Bali, Miami Condos for sale by Josh Stein Realtor Historic Miami and modern South Beach condos for sale collide at Bali, offered by Josh Stein. Built in 1939, these two South Beach structures offer privacy in an otherwise busy urban area. You're in walking distance to Lincoln Road and Collins Avenue, but you'll feel worlds away on this quiet residential street. Just four units comprise the entire complex along Michigan Avenue. Each two-story building has one residence per floor. That's between 1,460 and 1,660 square feet for a two-bedroom, two-and-a-half bathroom home. Renovated in 2008, each unit now includes the most modern fixtures and features including a separate laundry room. Granite countertops have been installed in the kitchens al...
