In the month of April 2008, there were 117 closed sales in Miami Beach, which includes both condos and single family homes. The average sales price was $949,578 at $455 per square foot and was on the market an average of 171 days before it went into contract. The median price was $425,000 - meaning 55 properties sold for less and 55 sold for more. Compared to April 2007, sales are down 27%, however they are up 5% from the prior month. Note that 80 of the 117 closed sales occurred in South Beach, the most expensive and exclusive area of Miami Beach, which is in the zip code 33139. There are now 4,611 condos and houses for sale in Miami Beach, which means out of every 45 properties there is one sale per month currently, however, pending sales saw an increase from the previous month from 1...

I had several experiences last month, which were truly entertaining. Most of the events involve traffic and parking. What a surprise. To protect the innocent, or in some of these cases, the not so innocent, the names have been changed. I was leaving one condo in Bal Harbour (near Miami Beach), and I had to take Collins Avenue north to the end and go under the bridge in order to turn around and head south. If you are familiar with that area, it is in essence a dead end that ends up as the Haulover Cut, the wide canal that separates Bal Harbour from Haulover Park. I slowed up at the stop sign, and as there were no cars coming, I did not completely stop but did slow to about 1 mile an hour. Miami Beach is showing signs of improvement as pending sales are up there sharply from 66 units in December to 177 in April. 117 homes and condos sold in April with sales prices that were 85% of asking price. The average sales price was $891,000 and stayed on the market for 152 days. There are currently 4,368 condos and homes for sale in the Miami Beach, which consists of zip codes 33139, 33140 and 33141 and does not include North Bay Village. Inventory reached its peak in May of last year at 4,701 condos and homes available for sale after climbing steadily for over two years. Miami Beach will supposedly have its beachfront boardwalk completed by the end of 2008. It only took 10 years, and that is not an exaggeration. The boardwalk will go from South Pointe (in South Beach) to North Shore Park, which is just before Surfside and covers from 79th Street to 88th Street. The length of the boardwalk once it is completed will be approximately 6 miles. Developer Eric Sheppard of Canyon Ranch recently donated $300,000. Miami Beach Mayor Matti Herrera-Bower is seeking to get a boardwalk that eventually circles the entire island of Miami Beach. The best public tennis courts in Miami Beach are in North Beach at the North Shore Tennis Center located at 501 72nd Street (phone: 305-604-4080). There are 10 clay courts and 2 hard courts there. 80 homes and condos sold in South Beach in April with sales prices that were 89% of asking price. The average sales price was $895,000, and the median price was $414,000 stayed on the market for 145 days. Obviously, several sales in the higher price ranges have brought the average price up since the median price is much lower. There are currently over 2,250 condos and homes for sale in the South Beach area. Inventory levels are actually down slightly over the past few months. This is a complaint I sometimes hear from buyers and sellers.  Real Estate Agents Stink!  But why?!? It is no secret that agent behavior is at times, absolutely abismal. Every profession has them. For example, when I'm working with buyers, and I can't show them property located where they want or when they want to see it, is a problem.  This usually happens because I lack the returned calls whem I'm trying to make appointments.
