A provision of the recently-passed federal housing recovery bill gives first-time buyers an interest-free loan of up to $7,500 in the form of an income tax credit. The credit equals 10 percent of a home's cost up to $7,500, and applies to any single-family residence (including condos and co-ops) to be used as a buyer's principal residence. First-time homebuyers, defined as those who have not owned a home for at least three years, will claim the tax credit the first year they file federal taxes and receive the money as a reduction of their federal tax liability. The money must be repaid at the rate of 6.67 percent of the total credit each year for 15 years, essentially making it an interest-free loan. If a home is sold before the 15-year pay-off, the balance of the credit is recaptured at...

The goal for this year's Miami Country Day School Walk for Cancer  was $50,000.  As of the preliminary tally, Miami Country Day School had raised over$112,000!!!  Can we say wow!  I was helping The Heidi Hewes Woman's Cancer Association with the counting of the money and we all had goose bumps! Those kids worked so hard and everyone should be so proud!  You could hear the kids cheering in the loud-speaker "Do it for Harry!"  The walk this year is dedicated to Harry Greenberg, a senior at MCDS who has recently lost his leg to cancer. To think that all that money will go towards cancer research and to the efforts of finding the cure.  My hat goes off to everyone involved.CONGRATULATIONS MIAMI COUNTRY DAY!!Here you can see the students hard at work filling out sponsor sheets and collecting ...

I had the pleasure of attending Miami Country Day School's Walk for Cancer Assembly.  We were invited to attend because the proceeds from this walk are given to The Miami Shores Heidi Hewes Chaper of the Woman's Cancer Association of U.M. (To which I am co-president together with Tammy Austin). Last year Country Day raised over $45,000 and this year their goal is $50,000.  All funds raised go directly to cancer research. The whole school attended the assembly.  The Spartan Cheerleaders kicked off the assembly and were followed by numerous speakers including Walk Chairs and 2 cancer survivors.  They even had a dance with the "Crank That!" beat. Being present at the assembly felt great because I am a MCDS alumni, and because it is heart warming to see schools getting involved in such a wor...

As an agent that used to be infamous for getting top dollar, it is interesting to have turned in the totally opposite direction. While the market is not red hot, the listings that are correctly priced are showing and selling. There are buyers. I just had a conversation with another agent who sold one of my listings who said that in Belle Meade, a market that went up really fast in the boom and has declined, that about four of the properties stood out as well priced. Two of them sold last week!!!!!! The message is that if its priced right there's a buyer, if its not priced right there is not a buyer. And it must be priced on today's comps, not comps of yesteryear. And at the end of the day, the selling prices are not bad, they just aren't sailing in the stratosphere. If you put it in per...

In 1922, the Miami Herald became the heaviest newspaper in the world as a result of its humongous real estate advertisements. People in the North heard about real estate prices skyrocketing and investors becoming millionaires virtually overnight. You could say that real estate has been good for the media here in South Florida - but has the media been good for real estate?Nearly every day I hear people complain that the press is to blame for poor market conditions. "They only show one side of the story," says David Carlisle, Broker of Keller Williams Eagle Realty in Miami Shores. He feels the press unfairly depicts current market conditions. "Media has a profound impact on public's opinion for those who rely on media for accurate information and sometimes they're not seeking both sides of...

Miami Shores puts together a really great 4th of July event every year.  All the residents look forward to the activities and the fireworks display.  The Village of Miami Shores hosts an Independence Day celebration at The Miami Shores Country Club Driving Range.  There's live music, food, activities for the kids including bounce houses, and it all starts at 6:00 PM.This year, 4th of July falls on a Wednesday, so prepare those flags, lawn chairs and picnic baskets and walk over to the golf course.  The actual fireworks display starts at 9:00 PM and you can see it from the Aquatic center, from anywhere in the Golf Course and some are even lucky to see it from their own back yards. This is one of my favorite events held in Miami Shores because the whole community shows their spirit and joi...

"What makes a house a home" is the all time favorite question of a Realtor.  We're in the business of selling houses, houses that will become homes to many.   When selling a house, we always recommend to our sellers that it is best to show it as a house, not a home so that a buyer may be more prone to feeling a possible attachment.  When working with buyers, we always try for them to look beyond someone else's "home" to be able to picture themselves there.   CONFUSED YET??The bottom line is that buying a home or selling a home can be very emotional.  Emotional because of memories that are associated with home.  Is home a place?  Can home be a house? or is home something you make of it?  In my opinion, it is all of the above.Although the material association of a home can be irrelevant t...

If you have any questions, don't hesitate to call us either, our kids have attended a lot of these camps, and we can give you the "kids' perspective".*** MIAMI SHORES SUMMER CAMPS - (organized by The Miami Shore Recreation Department).  These include a series o...
