  Construction fences have gone up & dirt is now moving at 1001 S Miami Avenue where Brickell Flatiron will have its new sales center. I for one have been anxiously waiting for this news for a long time! Reservations have been going at rapid pace since the spring opening, with buyers putting 20% deposit of the estimated sales price (averaging around $550/ft). Actual construction is slated to begin in January 2015.This project will mark legendary developer Ugo Colombo's return to the Brickell market after his 2008 development, the Epic Hotel & Residences. THE DISTRICT 36 My first thought as I saw this newly named project was of the sci-fi movie District 9. I am sure many a minds thought the same but regardless this latest project is being brought to us by the father and son team that controls the  Terra Group, Inc. Located at Northeast 36th St. and Northeast First Ave. the current structure (an old, possibly historic, church) is in an advanced stage of demolition. Last week Jamey and I were driving to the Marquis condominium building to meet a client who is interested in purchasing Downtown Miami luxury condos.  We arrived a little earlier so we decided to drive by the Perez Art Museum and new Science Museum to take a few photos.  The Perez Art Museum is already open and the Science Museum is in the process of being completed. An interesting side tip to know is that the Perez Art Museum was designed by the Starchitect firm Herzog & de Meuron, the same architect who did the famous 1111 Lincoln Road parking garage in South Beach.   Miami-Dade State Attorney Katherine Fernandez Rundle is warning residents about a recent e-mail scam filled with legal-sounding jargon – but with notable grammar and spelling mistakes – threatening the arrest of the recipient if they do not send $750 immediately in order to pay off an alleged debt, according to public information officer Ed Griffith on Tuesday.
