If you were on Bird Road when the Miami Heat took the NBA championship for the second time in a row, proving, once again, why they remain one of the best teams to ever grace the NBA in recent years, then you heard a lot of pots and a lot of pans.  In a preclude to the Miami Heat Parade 2013 through downtown Miami, which culminated in an invite-only rally for season ticket holders in the American Airlines Arena, the unique Miami culture took to the streets to celebrate by banging pots, pans and even cheese graters with anything they could find, from spoons to bare hands.  The pots and pans didn't always mean celebration and happiness, however, as they have come to be known after a Miami team wins, but despair. The internet is rapidly changing and so are the online habits of seniors, many of who are exploring the World Wide Web for the first time. What does this mean for reverse mortgage lenders who previously used radio and television airwaves to reach the qualifying senior 62 years of age and older? According to an article in the New York Times, the amount of seniors online has grown from a mere 13% in 2000 to more than 50% by 2013. The key to a successful online marketing, however, is to realize that the online habits of this age group is different from the average Generation X and Y social media users. Historically, Coral Gables has been one of the premier places to live in Miami due to its ideal location, thriving downtown area, and pedestrian-friendly tree lined streets, and according to recent closings the Coral Gables market continues to thrive. A considerable amount of 3 bedroom properties have closed in the past 6 months (i.e., 41), with an average sale price of $386, 507 (or $229 per sq. ft.). An interesting trend emerges when you compare the current 90 days closing sales (i.e., 2-10-13 to 5-10-13) with the previous 90 days closing sales (i.e., 11-19-12 to 2-9-13). During the current 90 days closing sales a total of 19 3 bedroom properties sold for an average of $390, 326 (or $231 per sq. ft.), in contrast, during the previous 90 days closing sales a total of 22 3 bedroom prop...

Potential sellers have much to be excited about these days as South Florida's housing market continues to grow. According to S&P/Case-Shiller index South Florida's housing stock appreciated 10.8% in Feburary from last year, reported by the Sun-Sentinel, which marks 14 consecutive months of increases. According to the report, which surveyed 20 metro areas across the US, the South Florida market showed double digit increases in the housing market over the past year.  As evidence that the South Florida's housing market continues to grow, the median price for a single-family home in Miami-Dade county skyrocketed 25.1% to $225,000 in March from $179,850 a year earlier, while, the median price for a Miami-Dade condo increased 19.3% year over year, according to the Miami Association of Realto...

Living in Downtown Miami has become synonymous with high rise luxury city living. Our clients have different opinions about where the Downtown Miami neighborhood is actually considered.
