A considerable amount of 3 bedroom properties have closed in the past 6 months (i.e., 41), with an average sale price of $386, 507 (or $229 per sq. ft.). An interesting trend emerges when you compare the current 90 days closing sales (i.e., 2-10-13 to 5-10-13) with the previous 90 days closing sales (i.e., 11-19-12 to 2-9-13). Potential sellers have much to be excited about these days as South Florida's housing market continues to grow. According to S&P/Case-Shiller index South Florida's housing stock appreciated 10.8% in Feburary from last year, reported by the Sun-Sentinel, which marks 14 consecutive months of increases.
