Here are the 2011 stats and 2010 for comparison -  2011   3 Homes Sold (August=9) Lowest price: $270,000 (August=$180,000) Highest price: $440,000 (August=$370,000) Shortest Days on Market: 29 (August=1) Longest Days on Market: 428 (August=347)   2010   4 homes sold (August=4) Lowest price: $81,700 (August=$177,000 ) Highest price: $589,000 (August=$595,000) Shortest Days on Market: 8 (August=7) Longest Days on Market:170 (August=218)   Sales are down 66% month over month, HOWEVER, this is very similar with the decreases we are seeing across the area as we head out of the busy summer buying & selling season. Lowest sold home price is up a nice amount, part of which is due to Neptune Beach being the smallest of the beaches communities and being a bit more stable than the other beaches. D...

I have not yet toyed with Foursquare, so the Check In option on Facebook on my new  Droid is the alternative I have started using. Checking In alerts people as to where you are, which can be good, bad or just ugly, depending on what you are doing, who you are with, etc. Seriously, there are times/places where you might not want to "publicize" where you are and what you are doing! This is a good story! I decided to visit my favorite watering hold, The Sun Dog Diner, in Neptune Beach. Here are the 2011 stats and 2010 for comparison - 2011 31 Homes Sold Lowest price: $130,000 Highest price: $1,500,000 Shortest Days on Market: 0 Longest Days on Market: 531     2010 35 homes sold Lowest price: $89,900 Highest price: $480,000 Shortest Days on Market: 0 Longest Days on Market: 339   This is very consistent with what I have been posting on a monthly basis: the market is improving. Yes, sales are off about 10% year over year, but that is very negligible in our market at this time.  The lowest price sold home increased 44% (I have seen this the past two months, but believe this is the largest jump percentage wise), indicating we are approaching greater market stability.  Neptune Beach is slightly smaller than Atlantic Beach to the north and Jacksonville Beach to the south, a...

Here are the 2011 stats and 2010 for comparison - 2011 9 Homes Sold (this is 3 more than April 2011) Lowest price: $130,000 Highest price: $637,500 Shortest Days on Market: 9 Longest Days on Market: 224 2010 4 homes sold Lowest price: $150,000 Highest price: $298,900 Shortest Days on Market: 3 Longest Days on Market: 166 Nice to have something positive to report for Neptune Beach: home sales are up 5 homes year over year, which is 125%!  We have seen increases already this year in Jacksonville Beach is up 40% year over year, and Atlantic Beach is up 69% year over year.  Neptune Beach is the smallest of the beaches, meaning less volatility in their homes sales.   Properly priced and properly presented properties are STILL selling – currently, the Jacksonville area has about 9.56 months o...

  Here are the 2011 stats and 2010 for comparison - 2011 6 Homes Sold Lowest price: $147,500 Highest price: $1,392,500 Shortest Days on Market: 15 Longest Days on Market: 363   2010 8 homes sold Lowest price: $185,000 Highest price: $315,000 Shortest Days on Market: 1 Longest Days on Market: 220 This market report completely is not in line with the increase we are experiencing all over the market; year to year, sales are down 25% in Neptune Beach.  Jacksonville Beach is up 40% year over year, and Atlantic Beach is up 69% year over year, making this an anomaly.   Neptune Beach, when compared to Jacksonville & Atlantic Beach, is substantially smaller, with more single family housing and typically higher prices than the other two communities.  Days on market has increased as well, which is...

Valet service has come to the Town Center in Atlantic Beach and Neptune Beach and some are not as happy about it as others. If you frequent the area you are aware there are limited options for parking, and so the lack of parking can be a deterrent to people enjoying the restaurants at "The Corner". On the other hand, the valet service has actually taken up some additional parking spaces, making a tight situation even tighter.  I know I don't really care to compete for parking, so I prefer to either ride my bike, ride the trolley, or park someplace less competitive. Here are the 2011 stats and 2010 for comparison - 2011 9  Homes Sold Lowest price: $169,900 Highest price: $617,000 Shortest Days on Market: 0 Longest Days on Market: 212 2010 13 homes sold Lowest price: $89,900 Highest price: $342,000 Shortest Days on Market: 0 Longest Days on Market: 339 So, year to year, things appear to be moving in a negative direction for Neptune Beach, with a decrease in homes sold from 13  to 9, however, look at the increase on the bottom end of the price range.  The bottom end of the price range moved up from $89,900 to $169,900 which was not reflected in Jacksonville Beach (I will write up Atlantic Beach shortly and see if we have a similar success story there).   We have all come across sellers who have, in their opinion, the best house on the block, more improvements than the neighbors, the unique floorplan that will help sell their house. Here are the 2010 stats and 2009 for comparison - 2010 64 Homes Sold Lowest price: $59,900 Highest price: $1,850,000         Shortest Days on Market: 0 Longest Days on Market: 1002 2009 62 homes sold Lowest price: $99,904.76 Highest price: $2,000,000 Shortest Days on Market: 0 Longest Days on Market: 415 Sales are up a bit over last year, 2 homes to be exact, which equates to 3%, but the fact that home sales are so similar year to year is a piece of news you are not hearing in the media. The low end has decreased 40% year over year, and I know for a fact the lowest priced home sold in 2010 was a short sale as I helped the buyer purchase it.  The lowest price home sold in 2009 was a foreclosure.  The number of short sales and foreclosures will continue to bring down the lower price poin...

I have enjoyed the holiday decorations in Town Center this year, it seem as though I've enjoyed them more this year than others.  This area is loaded with shops and restaurants, and is incredibly pedestrian friendly. There is an annual block party, shut off to cars and bikes, called Dancing in the Streets - the stage for the bands is where the Christmas Tree is. AND, this is my 500th AR blog post - thanks to everyone for the inspiration, and the sharing we all participate in this community - it's really special. {Update 10:04am: apparently, it's my 500th blog post on my profile page, but 491 on the state page.  So, not sure if this is REALLY my 500th or not!} Enjoy! These faux surf boards, with Seussian images were very cool. Can't wait to see next year's decorations!

I wandered around yesterday afternoon, in Neptune Beach, taking pictures of the holiday decorations.  I think these are the best decorations we've had!  This part of Neptune Beach is very pedestrian friendly, with shops and restaurants.  It's fun to spend time here, as you always run into someone you know.

The Atlantic Beach, FL City Commission staff are preparing to make a new ordinance that considers returning the ability of dog owners to bring their dogs to dine with them. Hopefully, the dogs can return within the next month at several local restaurants with outdoor dining facilities. Quarterly inspections will be required to ensure correct codes are enforced. I have a friend who has lived in Neptune Beach for the past 15 or so years, with her mother, who passed away a year ago this past summer. Now, this had been my friend's primary residence, however, her name was not on the deed, so the passage of the property from mother to daughter triggered a re-evaluation of the property for tax value purposes. Imagine her surprise when the new value came in at $650K!  The old value, before homestead exemption was $125K, so this was a considerable difference, to say the least. I made this recently for a party, and got rave reviews!  One of the women at the party aksed me for the recipe yesterday, hence, how it became today's blog post.  The peas are fabulous even before the sauce, just FYI. Ingredients 1 pound sugar snap peas, trimmed (I prefer fresh over frozen) 3 tablespoons garlic flavored olive oil (I subbed EVOO) 1/4 cup low sodium soy sauce 1/4 teaspoon sesame oil 2 drops chili oil 1/4 teaspoon packed brown sugar 2 tablespoons toasted sesame seeds Directions Preheat the oven broiler, and move oven rack into the top position. Place the snap peas onto a baking pan, drizzle with olive oil and toss to coat. Spread the snap peas out into a single layer. Broil the snap peas in the preheated oven until tender, about 5 minutes.
