January 2010 Real Estate Market Update - Gulf Harbors, New Port Richey, FLorida  Market numbers for the month of January could be interpreted as a pretty poor snapshot of Gulf Harbors, but I would suggest we keep in mind that this is usually a slow time of year.   Also, while the home values have been steadily dropping in New Port Richey, Florida it is also true that inventory levels have shot up in the last few weeks.         View Larger Map

SPCA Suncoast in New Port Richey has this cute and cuddly little cat named Oreo. Oreo is 2 years old: and came to the shelter when his family was moving out of the area and couldn't take him with them. He's black and white (Duh) and is very shy at first but really warms up fast and loves to be loved. He was relaxing in the cat perch when I went in to take his picture but came out and showed how affectionate he can be. Oreo needs a loving family to take him home. He's neutered, had his shots and is micro-chipped. The Shelter is open Wed-Sun Noon to 6pm. Just look at that fabulous stripe on the nose!

New Port Richey-Downtown Main Street hosts the Strawberry Stroll & Health Fair on March 13 -9am to 2pm. This year's stroll will include a Health Fair at Dr. Paul Cox's Chiropractic office at 5300 Main St. Representatives will be there to do health screenings along with the Florida Bloodmobile. Strawberry Stroll attendees can ride the KIA trolley from the Health Fair to the arts and crafts show downtown, the Downtown Market in Railroad Square, and any of the other downtown activities. The Timber Greens residents hold an annual dog show in the circle of trees at the end of Timber Greens Blvd. All the dogs were well-behaved and there were not squabbles. New Port Richey, Trinity, Port Richey, Hudson, Holiday-Home Sales show a slight increase during February but still only 5.6% of the homes on the market sold. Again, that means 94.4% didn't sell. (We had several that did sell). The slight increase is probably due to the Tax Credit deadline of April 30. To see Tax Credit info: click here. Lenders have continued to unload foreclosures onto the market which increases the active numbers: some new actives are, of course, previous expireds.

This is an interesting move on the part of Florida Bankers since Florida has always been on the side of the homeowner in the past. Florida Bankers Push For Non-Judicial ForeclosuresThe Florida Bankers Association (FBA), a lobbying group representing banking institutions across the sunshine state, has presented a new bill to Florida's Congress aimed at accelerating the foreclosure process. The bill, ironically titled The Florida Consumer Protection and Homeowner Credit Rehabilitation Act, would shift state property laws and establish "non-judicial" foreclosures as early as July 1. We recently met Ila at the Pasco Arts Fest. She was part of the Progress Energy Gallery and their presentation of local art and artists. Ila is a former art teacher: and now that she's "retired", she devotes her time to creating the most wonderful wearable art. Her card says she does paintings, hand weaving, and hanging wearables.  Her boas are so pretty and frothy that you just want to keep touching them. She makes sweater, capes, purses and, of course, boas and scarves. Ila is extremely talented and very sweet! Ila's Boa Basket. Such pretty colors and great textures. Sandhill Cranes are lovely birds and these live on our golf-course. In celebration of Valentine's Day....Enjoy. Sandhill Cranes can weigh between 10-14lbs; have a wingspan of 6 to 8 ft, and stand up to 3.5 ft. tall. They usually mate for life and both parents take care of the young 'uns called "colts". They are mostly gray with a red spot on their heads. The oldest fossil found of a Sandhill Crane is 2.5 million years old. In Florida, where their numbers are declining, they are protected; and, if killed, the penalty is quite high. We've had several families and the cutest thing is when the "colts" try to make the Sandhill crane bugle call: it comes out as a shrill, piping sound.

New Port Richey, Florida Real Estate Market Report for January 2010 First picture below is the Comparative Market Analysis for ALL Sold waterfront Gulf Access homes in New Port Richey.  Only 4 sold, but they did so in a respectable amount of time, and for ~90% of List Price.  So if a house is priced right, as you can see, it moves within ~3 months. Next we have the general breakdown of the New Port Richey Single Family Real Estate Market graph.  Here we see that New Port Richey has 11 months of Houses on the market, which isn't too bad considering there has been a spike in inventory in most areas of the state.  The disparity between the # of houses under contract compared to how many actually close will be more clearly defined in the last graph. We stopped in at Caposey's Whole Works Restaurant located at 5250 Green Key Rd., New Port Richey, on a rainy, cold Saturday. The food is wonderful, the people are friendly and the decor is cows, cows, and more cows (lots of really cute ones). Nancy & John Caposey are the owners, chef (John) and hostess +everything else (Nancy).  Did I say the food is really good and very reasonable.They are celebrating 6 years at this location in March, and before that worked at Kissin Kuzzins in Clearwater. So, what are you waiting for? SPCA Suncoast-New Port Richey. Roxanne still needs to find her forever family. Gail Armstrong, the Director of the SPCA Suncoast tells me that this loving kitty is still waiting. I have met Roxanne and she's very lovable, likes to cuddle, and purrs a lot. What more can you ask for in a cat?Roxanne is 8 years old; originally adopted from the SPCA Suncoast as a 2 year old. At that time, she came to us with only 1 eye and we don't know what happened to her. She was returned to us in November as her family was moving.  The family told us that in 2005 Roxanne's tail had gotten caught in a door: part of it had to be amputated.  Despite all of these problems, Roxanne is an affectionate, cuddly cat who likes to be petted.
