Hernando-Pasco Hospice Thrift Store in New Port Richey, Florida I recently wrote about one of my neighbors who has lived next door to me for the last 10 years. I usually donate to Suncoast Hospice in Tarpon Springs, Florida since it's near my office in Tarpon Springs.   However since Hernando-Pasco Hospice helped my neighbor I decided to make a donation in memory of him because he was a very good man. (Hernando-Pasco Hospice is now called HPH Hospice.)     Today my husband and I decided to drop off donations at their location in New Port Richey, Florida in honor of him. This thrift store is located at 6528 Massachusettes Avenue. Their phone number is (727) 841-7356. Their hours are as follows: Monday through Friday 9 a.m. to 5:30 p.m. Saturday 9 a.m. to 3 p.m. Store open most holidays...

This Summer I had the pleasure of taking off for a bit.  Not just physically but mentally. I went to my home state of NY and visited family and I took time to go boating and canoing and just basically re-group.  I didn't even log into my AR account.  Now, I am catching up on my local market, the national market, hustling up new clients and leads and yes.....studying for my State Sales Associate Exam and brushing up on my Spanish.  I admit that I hit the ground running every day.  That's just the way I am and hopefully that's the way I always will be.      I am looking forward to reading everyones blogs and getting back in touch with the pulse of the industry.

Some people have asked me how things are in New Port Richey, Florida and want to know about some local stores in the area. There are many stores many that are familiar. One thing that is unique about New Port Richey, Florida is that we have a Dollar General Mart.   Salon.com featured a recent article called, "The Almighty Dollar (Store)Dollar General. The retailer that figured out how to beat the recession." You can read it here. This Dollar General Mart offers some groceries which is significantly different from other Dollar Generals. It is located in Pasco Square at 7241 State Road 54 (SR54) in New Port Richey: View Larger Map   Another view:   You can find apples there for about 99 cents per pound which isn't that bad considering that elsewhere they sell apples for about $1.49 per po...

A few people have asked me about Chelsea Place which is a community that consists of approximately 144 single family homes in New Port Richey, Florida. Convenient to shopping, East Lake Road/McMullen Booth Road, Tampa Road, etc. this community offers convenience in a tranquil setting. They have posted their deed restrictions online here for people to see as well as their by-laws here, 2008 Estimated Budget here, and minutes of their meetings from 2006 to 2009 here. In the Multiple Listing Service (MLS) realtors ® list it under "Chelsea Place" under "Subdivision Name." For June 2009 there was one single family home that was listed in the MLS and sold in June 2009. The one sale was of the following home:   1538 Davenport Drive: 1,877 heated square feet, 3 bedroom/2 bathroom with a pool. S...

A few people have asked me about Magnolia Estates which is a community that consists of approximately 190 single family homes in a gated, deed-restricted community off of Perrine Ranch Road in New Port Richey, Florida. It is a fantastic gated community with close proximity to shopping, U.S. Highway 19 and McMullen Booth Road, Tarpon Springs beaches, and much more.   In the Multiple Listing Service (MLS) realtors ® list it under "Magnolia Estates" under "Subdivision Name."   For June 2009 there were no single family homes that were listed in the MLS that sold in June 2009.   Currently there are 11 homes for sale in Magnolia Estates ranging from $231,000 to $450,000 listing prices. Eleven homes out of the 190 or so homes in Magnolia Estates is less than 10% which tells me that its homeown...

The board of state-run Citizens Property Insurance approved raising rates for most Citizens' policyholders by 10 percent next year. After a heated debate Wednesday, Citizens also agreed to cap any rate cuts at 10 percent as well, rejecting a committee recommendation that rates remain frozen for those customers. This is not good news by any means but is important for home buyers in Florida to know. This affects policy holders in the following counties: Pinellas 101,502 Pasco 61,156 Hillsborough 36,392 Hernando 26,471 Citrus 4,602 So far policies in force as of May 31, 2009 are as follows: PLA - Personal Residential Multi-Peril (PR-M) 618,166HRA - Personal Residential Wind-Only (eWIND PR-W) 201,934HRA - Personal Residential Wind-Only (ePAS PR-W) 82,444HRA - Personal Residential Multi-Peri...

Pasco County tries to do its part in reducing waste. On July 9, 2009 a press release announced an opportunity to increase recycling for the month of July 2009. (In March 2009 they announced "Recycle Paper Products at Your School." The RESORCE Recycling Club is spending the entire month of July on its annual Phone Book Drive. The club has been holding a phonebook recycling drive for the past three years. With the help of numerous corporate partners who provided drop-off sites, last year's phonebook drive yielded 17 tons of old phonebooks to be recycled. For the month of July 2009 you can drop off your old phone books at Accurate Waste Systems, 6141 Siesta Lane; and Stop-n-Play, 10933 U.S. 19, Port Richey. Both accept phonebooks during the July 2009. Today my husband and I went biking in J.B. Starkey Wilderness Park in New Port Richey. It was awesome. I took some pictures with my Blackberry as we were biking for one hour and 15 minutes.   This is a view along the bike trail. It shows how Florida looks untouched and perhaps how it looked in years past:   Miles upon miles of flora and fauna along the bike trail:     There are a few picnic tables along the way. A few of them had a cold water stand with cups:     There was a portion of the bike trail that was cool and shady:       We saw turtles along the way:       It is about 12,570 acres and is located less than five miles from my house so it is very convenient.   We rode our bikes for about one hour and 15 minutes. I highly suggest that if you visit Starkey Park go with at least one...

Well not an actual speed bump.  I received a letter explaining that I had paperwork missing from my initial application for license.  With the holiday weekend I will be unable to ge the proper documents off to the State until the middle of next week.   I am a little disappointed but I plan on taking full advantage of the extra time to study for the state exam.        I met a person who recently moved to New Port Richey and he mentioned that he is renting a place near Orange Lake and asked if I had heard of it.  Heard of it....it's a landmark here.  I began to tell him a little bit about the history of our cute little city and he is giving serious thought about purchasing here.  Some of you may have never heard of Orange lake.  Here is a little photo for you.  This is a historical pho...

This afternoon while I was studying for my State RE Sales exam a bit of weather came blowing in.  I was sitting in my screen room as I often do when i study and I started to think about the area in which I live.  I have seen market values raise to the unrealistic and now they have plummeted to an astonishing low.      I do suggest that anyone thinking of making a purchase check out our little hamlet of New Port Richey.  The Cotee river has the mansions of former silent movie film stars such as Charlie Chaplin, Shirle Temple and my favorate house of all.....Gloria Swanson.  Outdoor dining with live music is a daily event here.  We have great places for boating, canoeing and kayaking.  The fishing isn't too bad either.  The sunsets on the Gulf of Mexico are an amazing nightly event here....
