I was asked this week by a client what I thought of Venetian Bay. It was nice to be able to say that Venetian Bay is a great community, it is one of the only communities in the area the is still building and growing. It's beauty speaks for it's self, the streets are lined with flowers and palm trees. The Town Center has the clock tower, the wonderful fountains, the paver walkways, and of course the colorful town center building. The golf course is the finest in the area, and the Pool and Beach Club is simply amazing. I believe in this community, I believe it will continue to prosper, so much so that I purchased a condo in the Town Center and live here myself. I want to wish everyone a Merry Christmas on this wonderful Christmas Eve. I took my grandchildren out tonight to look at all the beautiful Christmas lights in our Mediterranean community. We started at the Town Center with the clock tower all lit up. There are several homes sharing the spirit of the holiday with their decorations. It would be nice in the future to have an award for the best decorated home. May you be blessed this holiday season, and remember that which is most important to us here on earth, our families. The area being cleared across from the golf course is being developed by Winston-James. You may know them from their Royal Palms community on Williamson in Port Orange. The plan calls for 1073 single family homes to be built in phases. Phase 1 will most likely have around 30 homes. The area is almost 700 acres of which 400 arces will be preserve area. I'm sure many people have spoken to this topic, I'll try to add a different perspective. When talking with clients, education on short sales seems to be a re-occurring conversation.  So many incoming calls always ask me "what is a short sale?"  More times than not, I've come to the opinion that these types of transactions need to be coined "long sales".  While not every instance of a short sale passes the 30,60,90 or even 120 day threshold for 3rd party approval that I've heard of, more times than not, my buyers have no idea that a short sale ultimately requires 3rd party approval by a Sellers lender to being with!  On top of that, they have no clue that it could potentially take longer to proceed with a short sale deal than a regular deal. The city P&Z meets Monday night June 2nd. The old proposal to down-zone B4 ocean commercial properties to limit building height to 4 stories, down from 9, has developed legs and is walking again. B4 district allows condos, hotels, motels, restaurants and real estate offices. Reducing oceanfront building heights, a "vision" of some city fathers to preserve the beaches, has been a controversial topic for some time. It has been sent back to P&Z staff several times in the past but seems to get new legs from time-to-time and walk out of the blue. Down-zoning without compensation is seen by many as a taking of personal property rights rights.
