Spring buying season not as robust as last yearNo one will argue that the local real estate market has not been good here in the northern Palm Beach Country region. Certainly not nearly as strong as we were last year at this point but good. Our mid month check up on homes under contract had given us increased numbers each month since January 15th. Three months in a row we had increases of 15%, 12% and 8%. Solid numbers bringing us back from an 8 month period when the market truly was in a funk.No one metric does more to tells us where actual home sales levels will be over the next 90 days. A strong pending home report virtually guarantees strong sales numbers in the two months ahead. So it is with great anticipation each day as I watch the changes as we know where the market is headed. ...

Median Sale Prices Remain Down 6% Over the Past 90 DaysYesterday we released the final monthly sales report showing condo sales have fallen to the lowest levels we have seen over the past year. We have seen a similar slide in local single family home sales that also sit at yearly lows. The good news is our February reports showed a very nice increase in pending home sales that for 9 months had been nowhere but down, down down. Even with the "short" month of February we still have a couple days before we publish March numbers. However, we can leak a preview and you can expect pending sales to increase once again while inventories continue to climb.Rising sales show increased demand which should push prices higher but higher inventory levels show increased supply which should drive prices...

  November 2013 single family housing statistics reveals a pleasant surprise for the Palm Beach County housing market today. Although November historically lags in closed sales, cash sales, new pending sales, and median sales price compared to earlier months, November 2013 showed the greatest overall improvement compared to any month of November going back five years.   September Home Sales in North Palm Beach Up Another 8%    Father Time does keep marching on and it is so hard to believe that Friday we will be into November with Thanksgiving just around the corner. Already we see multitudes of our winter visitors and their cars arriving as the beaches, bars and restaurants are quickly filling up. Welcome back!   The real estate market has gone through changes since our visitors left us in May with limited well priced inventory continuing to be a problem for buyers. June Home Sales in North Palm Lowest in 5 Months   Single family home sales were all over the board in the north county region with towns like Jupiter having another record sales month while in the neighboring village of Tequesta sales dropped significantly for the second straight month to the lowest levels we have seen in four months. No doubt the limited inventory of well priced homes is affecting sales volume but overall it was another strong month in the local real estate market.   New home sales have been brisk and we must keep in mind that many sales in new home communities do not show up in our Multiple Listing Service. May Home Sales in North Palm Beach up by 18%   As we sit here with only a week we go until we flip the page to July the south Florida real estate market remains quite vibrant. Constantly changing, it is that time to look back on the final sales number for the previous month to see just what has happened since our last report.
