Holy cow!!! That's what the buzz on the street, in the papers and on online is saying about this little piece of heaven located in Central Florida. You may know it as "The Horse Capitol of the World", but it has now become the Blue Lite special of Florida.  I am considering pulling out any clothes that I have from 2002, so that I can complete this flash back experience and be properly accessorized. Prices have fallen to this level and appear to be still cruising to 2001 levels. If we go back to the market levels from the 90's I know I have some great outfits (don't know if they still fit) that I can wear to give these buyers a true retro feel. The Cooperative Extension in Ocala had a wonderful spring festival today, plenty of plants, flowers and gardening tips.  We sat in on some classes and walked from row to row, I'll take one of each thank you!  The thing I wanted the most was Muscadine grapevines.  Have you ever had Muscadine Grape Juice?  It is the best grape juice I've ever had...EVER!  The beautiful flowers below are just a sample of what we got to see today.  Oh I just love spring!  Its amazing how different gardening is in Florida compared to NY but I enjoy to garden regardless! Anybody for some Gator Tail Kabobs?  Funny, we never had these in NY!

Shopping the Town is my latest catch phrase. The opening  ceremony of the Olympics occurred last evening and there was something very comforting about it. Did you feel it too? The pride of Canada, the energy and sparkle each athlete had on their face and in their hearts as they entered that stadium, gave comfort that something normal and spectacular is about to happen. Wishing all the horses & riders safe travels in the 2 day eventing taking place at the Florida Horse Park in Ocala on January 9 & 10.  The weather is forecast to be quite brisk, actually down right bone chilling so warm up, limber up and enjoy the courses. This is such an exciting time at the park to see all the horses and competitors.  The cooler than normal weather is likely to bring out the spunk in the horses...fun to watch them dance as the wind whistles across their ears. Great news for Florida Homebuyers!  Congress has passed a revised version of the First Time HomeBuyers tax Credit, and the President has said that he will sign it, as early as tomorrow!  The new bill will extend the credit until April 30, 2010, and if the buyer has an executed contract by that date, they can close as late as July 1, 2010 and still qualify.  Better still, now current homeowners who are selling or have sold their home in the last three years purchasing a new (or new to them) home can qualify for a tax credit of up to $6500.00, as long as they have used the home that they have sold (or are currently selling) as a principal residence consecutively for 5 of the previous 8 years. It could be possible that things are starting to change for the better in short sales and modifications for distressed homeonwers. Yesterday I received a couple of phone calls that indicated promise on the horizon for borrowers from Bank of America. The first call was from a past client that lives in California and has an investment property in Ocala, FLorida. He had his home on the market as a short sale, but Bank of America just offered him a modification that cut his payment in half. PERMANTLY.  His rental home in Ocala now positve cash flows and it is one less property listed in an oversupplied market. The local investors in our area are once again pooling their money with LLC's and buying up homes for cash. I was beginning to think nobody had any money, but I was wrong. Now that the prices have gotten so low that a buyer can get a good cash on cash return for a rental property, we are writing contracts without showings for cash with a 10 day due diligence period. It's a beautiful thing to help clean up the mess. I think it will still a while before the builders start building again here in Ocala, but I am also seeing lot sales pick up (at discounted prices of course.) It's a lot of fun to have this much action all of a sudden. If we can get the residential builders back in business, we can turn a very important corner for our local economy. The weather here in Ocala has been unusually warm for October. As a matter of fact it's been so hot that we have set records for he date several times. Here is how it has been. So far, half way through October, it's been in the low to mid 90's almost every day. It should be in the mid to high 80's and getting dryer all the time. October is also the beginning of the dry season where the afternoon thunderstorms stop, the humidity goes away and it doesn't rain for weeks om end.
