  Seeing as the local central Florida real estate market is heating up, I decided to make a list of the homes that are in the MOST popular price range for central Florida: That price range is in the $200,000 ~~ $250,000 range. Houses in this price range are FLYING off the shelves in record numbers!! The homes I have chosen have THESE FEATURES: Block, stone, brick or stucco exteriors They ALL have at least 2 bedrooms and two bathrooms. From time to time my neighbors in Baldwin Park ask me what it going on in the neighborhood. Are there a lot of foreclosures? Are there any good deals? Are prices going down? The truth is that I don't know of any area completely immune to what is going on in the economy, so yes there are foreclosures in Baldwin Park. I took a look at one about two weeks ago that originally sold for $864,100 in May of 2006, then sold for $1,150,000 in May of 2006. You read that correctly, this brand new home was flipped in May of 2006 for about a $285,000 profit. It was foreclosed on in May of 2008, and went for sale by the bank at $604,900. Too late though, at that price it was under contract in nine days. Prior to being taken over by the bank it was on the market for $1,199,000. Yes, there are some good...

According to a recent survey that was published in the Orlando Sentinel today, Orlando Florida ranked #13 in the Top 100 Metropolitan Cities for Singles who are relocating. The survey was conducted by Worldwide ERC and evaluated the cost of living, rents & the availability of housing, demographic diversity, educational costs, job growth, the prevalence of restaurants, health clubs, bars and entertainment venues such as concerts and sports events. Additional factors considered were the number of singles, ages 25 to 34 within a certain area, as well as the male-to-female ratio, the percentage of singles who use online dating services and how easy it is for a single person to acclimate when relocating. As of this morning the two most significant numbers I saw are inventory of 24,400, and median price of the sold homes at $170,000. What do these two numbers have in common? They are both down from last month. I have also been keeping an eye on distressed properties available which stands at 6,387 this morning. The distressed inventory is up from last month, but has been holding steady for a couple of weeks now around 6,400. I have discussed the inconsistencies with how those numbers are reported, but believe it to be a pretty good proxy. The other two numbers and the distressed properties go hand in hand in hand. As the distressed properties have grown in number and dropped in price the median price has gone down significantly from the highs of 2006 and 2007 around $260,000. I posted in...

Buyers are  looking through homes in Central Florida's real estate market.  TeamConnect work in the Dr Phillips, Windermere, Orlando and Winter Garden communities and we have seen a drop in activity once school started but no where near last years decline at the same time going into the 4th quarter. Just this past week there was a buyer that lost out on a home because of multiple offers and this morning I received a call from an agent that lost on a home in Windermere because of another offer coming in higher.  Don't get me wrong its still a very strong buyers market but to the surprise of many buyers just starting out the homes priced attractive are going pending.  No great big strides getting out of this housing crunch but more small subtle signs of recovery.  The housing market came ...

It's June 2004. That was the last time prices were this low in Orlando. The median price back then was $175,000, and it looks like we are going to see a median price in November 2008 pretty close to that, maybe a little lower. Just to remind everyone, June of 2004 was really before we started our big boom here in Orlando. Most of our price appreciation happened over about a six month period early in 2005. From February to July of 2005 our median price went up 25% from $196,000 to $245,000. For the next two years the median bumped along between $240,000 and $254,900. It did jump up once to $264,436 in July of 2007, but for the most part for two years we saw monthly ups and downs in the $240's. August of 2007 was the last time we saw the $240's.
