      Since last months market report, here are the changes in the Baldwin Park area in central Florida: There are 170 single family homes, townhomes, condos and villas for sale as of the date of this report.That is UP 7 properties since one month ago. The LOW asking price is $255,000, holding steady from last months drop from $230,000. This site will go more into detail explaining short sales.  In short (sorry for the pun)  is when the seller owes more for the home then the value plus any cost associated with selling.  The third party approval the seller needs is the lender.  The lender has to approve of course receiving less money back then the seller owes.  You may wonder why the bank would take less money than is due, it's because if a bank goes through foreclosure the cost of the foreclosure will be added on top of the banks cost. Many buyers looking for Orlando homes for sale start out looking at "short sales" for that deal of a century.  Not uncommon though frustration sets in when buyers spend a lot of time and energy putting in offers and not hearing back and watching banks take other offers. One of the strate...

Just got off a call with a listing agent from Keller-Williams. I had emailed a few paragraphs of feedback on a property I showed to a buyer last night. The agent said the homeowners are dismayed because the home has been for sale for over a year and they have had zero interest. The home is beautiful, open, and roomy with a nice yard and pool, good neighborhood and great curb appeal. The home owners asked the agent to call me back and get more specific feedback. Today, a Buyer and I were viewing homes and most of them were bank-owned and vacant.  Bank-owned (R.E.O.-Real Estate Owned) properties are fine and sometimes they're even exceptional deals.  But you really never know what you're going to get, though, when you finally get there to take a look.  1.  Getting the Property on "The List" of Homes to be Shown to a Buyer.  This can be the easiest or the hardest thing to accomplish.  First, the home must be priced very well for Buyers to take notice of it, especially with the large number of bank-owned properties for sale in our Central Florida area.    2.  When the Buyer Wants to View the Property, the Buyer's agent needs to get showing instructions.  Thank goodness for the "ShowingDesk" button on our MLS.  All we have to do is click that butto...
