Who could have done this?  A fabulous job was done remodeling a condo that was built in 1973.  The Kitchen and both baths were modernized.  The job was done several back and many have enjoyed their stay in this meticulously maintained condo.    The current owner bought the condo a couple of years ago and would like to sell but they owe more than it is worth in the current market.  Like many others in this situation they asked us to rent the condo to help pay the bills.  We did that.Our tenant called and reported water in one corner of the master bedroom closet floor a couple of weeks after they moved in.  To shorten the long story, our plumber found this.......        Inside the wall, the water line to the tub was evidently repaired using a rubber hose and a couple of clamps. So several...

 Ormond By The Sea Florida Homes sold by price range  July, 2010 Through the Daytona Beach Area Realtors Multiple Listing Service there were 18 Ormond By The Sea, Florida homes sold in July,  2010. Five of the sales had bank involvement, either a short sale or foreclosure. Additionally, there are 39 homes under contract waiting closing and 25 of those have lender involvement. The highest priced home sold was a 3-bedroom on John Anderson Drive for $189,000 and the lowest priced was a 2-bedroom 1 bath on Roberta Road for $45,000. Located in Ormond Beach Florida is a splash park and playground.  The splash includes dumping buckets, a spash tunnel and water cannons.    A very quaint, small and fenced in park perfect for playgroups or just trying to cool off from the Florida heat.  The Ormond Beach Splash park is open from noon to dusk and open seven days a week but don't worry no water will be wasted as the water is on a timer helping the community to conserve water.  City Commissioner Troy Kent that park would be a worthwhile addition to the city of Ormond Beach.  A great place in Ormond Beach to have a party or a picnic!

Through the Daytona Beach Area Realtors Association Multiple Listing Service (MLS) there were 85 Ormond By The Sea, Florida homes sold in the first half of 2010 through June 30,  2010.  Thirty five (41%) of the sales had bank involvement, either a short sale or foreclosure. Through the Daytona Beach Area Realtors Multiple Listing Service (MLS) there were 30 Ormond By The Sea, Florida condos sold in January to June,  2010.  Comparing to previous years there were 22 condos sold in the first half of 2009, 19 in 2008, and 22 in the first half of 2007 so the number of sales has been relatively stable. The highest priced condo sold was a 3-bedroom at the Capriana for $550,000 and the lowest priced was a 1-bedroom 1 bath at Ocean Shores condo for $50,000.  Only 4 of the sales were foreclosures or short sales. Fourth of July Independence Day Celebration Celebrate the 4th on the banks of the Halifax River. The free Independence Day Celebration in Ormond Beach Florida will feature Food, music, games and fireworks July 4, 2010  6PM to 10PM.  Fireworks start at 9:30 PM.
